The four best-selling master-planned communities in the United States in the first half of 2026 were all in Florida, according to RCLCO Real Estate Consulting's mid-year 2026 report. Florida accounted for 44% of sales among the 50 top-selling communities in the country.

Sales volume tells you where people are buying. It does not tell you where the $1 million-plus homes are, which community fits how you live, or what you will pay each month once the CDD and HOA bills arrive.

This guide covers what a master-planned community actually is, which Florida communities lead the state, and a closer look at the best master-planned communities around Orlando for luxury new construction. I'm Nicole Mickle, a Central Florida relocation and new construction specialist. I have worked in real estate since 1996, including 23 years running a closing company, and I work directly with Orlando builders.

What is a master-planned community in Florida?

A master-planned community is a large development designed from the start as a complete place, with homes, roads, parks, amenities, and often schools, shops, and offices laid out under one plan. In Florida, most are built in phases over many years by a single developer, with several home builders selling inside the same community at the same time.

Two pieces of structure matter to buyers. Many Florida master-planned communities are financed in part through a Community Development District, or CDD, which pays for roads, utilities, and amenities and is repaid through an annual assessment on your property tax bill. Most also have a master homeowners association, and some neighborhoods add a second association on top of it.

Which Florida master-planned communities sell the most homes?

According to RCLCO's mid-year 2026 report, the top-selling master-planned communities in Florida in the first half of 2026 were The Villages, Lakewood Ranch, Wellen Park, and Babcock Ranch, which ranked first through fourth in the nation. Lakewood Ranch led the multigenerational category, and The Villages led as a 55-plus community.

RCLCO mid-year 2026 rankings, Florida communities (new home sales, January through June 2026):

  • The Villages (northwest of Orlando, 55-plus): No. 1, about 1,800 sales
  • Lakewood Ranch (Sarasota and Manatee counties): No. 2, more than 1,000 sales
  • Wellen Park (Venice): No. 3, 727 sales
  • Babcock Ranch (northeast of Fort Myers): No. 4, 659 sales
  • Ave Maria (Collier County): No. 29
  • Mirada (Pasco County): No. 50

Sales rankings reward communities with a wide range of price points and a steady supply of new lots. At the $1 million-plus level, the better question is which communities offer larger lots, custom or semi-custom building, and a location that fits your daily life.

What are the best master-planned communities in the Orlando area?

The best master-planned communities around Orlando for luxury buyers are Lake Nona, Horizon West, Celebration, and Golden Oak, with Sunbridge and Everbe adding newer options east and southeast of the city. Each serves a different buyer: Lake Nona for the airport and medical corridor, Horizon West for new construction on the west side, Celebration for an established walkable town, and Golden Oak for custom estates.

Not sure which one fits? My neighborhood quiz asks five quick questions about your lifestyle, budget, and priorities, then recommends Central Florida areas that match. It takes about two minutes, and it is the fastest way to build a shortlist you can tour in one trip.

Lake Nona

Lake Nona is a 17-square-mile master-planned community in southeast Orlando, next to Orlando International Airport, developed by Tavistock Development Company. It includes Lake Nona Medical City, Lake Nona Town Center, and the USTA National Campus, and Laureate Park is its best-known residential village. Lake Nona suits relocation buyers who travel often or work in health care, research, or technology.

Horizon West

Horizon West is a planning area of roughly 20,700 acres in southwest Orange County, adopted by the county in 1995 and built out as a series of villages and a town center. Orange County calls it the fastest-growing community in unincorporated Orange County. It sits between Winter Garden and Windermere, close to Walt Disney World, and has some of the most active new construction in the Orlando area.

Because Horizon West has many developers and builders, two homes a mile apart can carry very different CDD and HOA costs. Compare them line by line. Start with my Horizon West community guide and new construction in Horizon West.

Celebration

Celebration was developed by The Walt Disney Company in the 1990s as a traditional small town in Osceola County, south of Orlando. Today it is an established community with a walkable lakeside downtown, mature trees, and homes that range from cottages to estates. Because it is largely built out, most luxury purchases in Celebration are resale. See my Celebration neighborhood guide.

Golden Oak

Golden Oak is a gated community of custom homes inside Walt Disney World. Its first residents moved in in 2011, and it spans about 980 acres, roughly half set aside as conservation land, with about 450 homes planned at build-out. Golden Oak suits buyers who want a custom estate with resort-style services and Disney on the doorstep.

Sunbridge

Sunbridge is Tavistock Development Company's newer master-planned community in Osceola County near St. Cloud, southeast of Orlando. It is built around trails and natural areas and offers single-family homes, townhomes, a 55-plus neighborhood, and custom builds. Sunbridge suits buyers who want new construction with more room to spread out. Learn more at sunbridgefl.com.

Everbe

Everbe held its grand opening in east Orlando in February 2024 and is planned as a city within a city, with its own downtown and shopping. Lennar is among its builders, offering townhomes and single-family homes. Everbe suits buyers who want a newer, lower-maintenance home on Orlando's east side.

What other Florida master-planned communities are worth knowing?

Outside Central Florida, the master-planned communities relocation buyers ask about most are Lakewood Ranch, Wellen Park, and Babcock Ranch on the Gulf Coast, Nocatee and Palencia near Jacksonville and St. Augustine, and Newfield in Martin County. These communities are outside my day-to-day market, but they help you compare what Orlando offers.

Lakewood Ranch has led RCLCO's multigenerational rankings for eight consecutive years and sold more than 1,000 new homes in the first half of 2026. It offers golf, multiple town centers, and a wide range of builders and price points. lakewoodranch.com

Wellen Park (Venice)

Wellen Park, formerly known as West Villages, sits between Sarasota and Englewood and ranked third nationally in RCLCO's mid-year 2026 report with 727 sales. Its downtown and CoolToday Park, the Atlanta Braves spring training home, anchor the community. wellenpark.com

Babcock Ranch (Charlotte County)

Babcock Ranch, northeast of Fort Myers, is known for its solar energy focus and a downtown on Lake Babcock. It ranked fourth nationally in RCLCO's mid-year 2026 report with 659 sales.

Nocatee (Ponte Vedra)

Palencia (St. Augustine)

Palencia is a golf community in St. Augustine centered on a championship course designed by Arthur Hills, with single-family homes, townhomes, and condominiums.

eTown (Jacksonville)

Mirada (Pasco County)

Mirada, in San Antonio north of Tampa, is built around a 15-acre man-made lagoon for swimming and paddling, and ranked No. 50 nationally in RCLCO's mid-year 2026 report.

Ave Maria (Collier County)

Ave Maria, east of Naples, was developed around Ave Maria University and has a Mediterranean-inspired town center. It ranked No. 29 nationally in RCLCO's mid-year 2026 report.

How much does it cost to live in a Florida master-planned community?

Living in a Florida master-planned community usually costs more each month than the mortgage suggests, because the community's infrastructure and amenities are paid for by residents. Expect some combination of a CDD assessment, a master HOA fee, a neighborhood association fee, and in some communities a club membership.

A CDD assessment often has two parts: a debt portion that repays the bonds used to build the community, and an operations portion for maintenance. In some communities, the debt portion can be paid off in a lump sum. Ask the builder or the CDD for the current figures before you sign.

Before you tour, run your numbers in my Orlando mortgage calculator. It lets you add property tax, insurance, HOA or CDD fees, and mortgage insurance to the home price and rate, so you can compare two communities by their true monthly cost. Treat it as a planning estimate, and confirm final figures with your lender.

What do buyers get wrong about master-planned communities?

The most common mistake is judging a master-planned community by its amenity center and model homes. Those are built first to sell everything else. What you are really buying into is the phasing plan: what gets built next to your lot, when the promised amenities open, and how the CDD debt is structured.

When I ran closings, these were the surprises I saw most often:

  • Missing the CDD disclosure. Florida law requires CDD disclosure in the sales contract. Read it before you sign, not at closing.
  • Not checking the future phases. The empty land behind your lot may be planned for homes, a road, or a commercial parcel. Ask to see the community's site plan.
  • Visiting the model alone. Many builders require your own agent to register you on your first visit. Bring your agent from the start. My guide to Orlando home builders covers the major builders working here.
  • Comparing incentives without comparing totals. A closing-cost incentive tied to the builder's preferred lender can still be a good deal, but compare the full loan estimate, not just the credit.

Frequently Asked

Questions, answered

What is the best master-planned community in Orlando for luxury buyers?

It depends on how you live. Lake Nona suits buyers who travel often or work in health care and research. Horizon West offers the most new construction on Orlando's west side near Windermere and Winter Garden. Celebration offers an established, walkable town. Golden Oak offers custom estates inside Walt Disney World. Nicole Mickle's two-minute neighborhood quiz at nicolemickle.com/quiz matches your priorities to the right area.

What is a CDD fee in a Florida master-planned community?

A CDD, or Community Development District, is a special taxing district that finances roads, utilities, and amenities in many Florida master-planned communities. Its annual assessment appears on your property tax bill, separate from HOA dues. It usually includes a debt portion that repays construction bonds and an operations portion for maintenance. Florida law requires the CDD to be disclosed in the sales contract, so review it before you sign.

Which Florida master-planned community sells the most homes?

According to RCLCO's mid-year 2026 report, The Villages ranked first nationally with about 1,800 new home sales in the first half of 2026, leading as a 55-plus community. Lakewood Ranch ranked second and led all multigenerational communities, followed by Wellen Park and Babcock Ranch. Florida accounted for 44% of sales among the top 50 master-planned communities in the country.

Are master-planned communities a good choice for relocation buyers?

For many relocation buyers, yes. Master-planned communities offer predictable design standards, amenities you can use on day one, and new construction you can buy from out of state with a clear process. The tradeoffs are CDD and HOA costs, ongoing construction in newer phases, and rules on exterior changes. Compare the full monthly cost and the community's phasing plan before you commit.

Do I need my own agent to buy new construction in a master-planned community?

You are not required to have one, but it is wise. The builder's sales consultant represents the builder. Your own agent reviews the builder's contract and CDD disclosure, compares incentives across builders, and attends inspections and the final walkthrough. Many builders require your agent to register you on your first visit to the sales center, so bring your agent from the start and confirm compensation in writing.
