12 Best Home Builders in Orlando in 2026: An Agent's Honest Guide
Toll Brothers, Taylor Morrison, David Weekley, Pulte and more. Orlando new construction specialist Nicole Mickle gives her honest take on the area's major builders: who they're right for, where they build, and what to watch.

Nicole Mickle
Realtor, Olympus Executive Realty

"Who's the best builder in Orlando?" is the question I'm asked most, and the honest answer is that it's the wrong question. The right question is: which builder is best for YOUR price point, YOUR timeline, and YOUR tolerance for decisions?
I've spent 30 years in Central Florida real estate, monitored builds across most of the names below, and sat through enough builder closings to know that every company on this list has built homes I'd recommend and made mistakes I've had to help clients navigate.
What follows isn't a ranking, it's a fit guide: who each builder is, where they're active around Orlando, what they're known for, and my honest take on who should (and shouldn't) be walking into their sales gallery.
One rule before any of them: vet the builder yourself regardless of what I or anyone else says. License lookup, county permit history, a drive through their two year old streets. I wrote a full checklist on how to vet an Orlando home builder, use it on every name below.
How to Use This Guide
Builders cluster into tiers, and knowing your tier saves you weeks:
- Luxury & estate ($900K–$3M+): design flexibility, structural options, premium communities.
- Move-up & semi-custom ($500K–$1M): strong standard features, design-center personalization.
- Production value ($350K–$600K): efficiency, speed, predictable floor plans.
- Specialty: 55+ active adult, true custom.
Most builders straddle two tiers depending on the community, which is why community choice and builder choice are really one decision. Browse our full new construction hub for a community-by-community breakdown.
The Builders
1. Toll Brothers
- Tier: Luxury, with a broader range than the "luxury only" reputation suggests. Active in communities around Lake Nona, Montverde, Apopka, Sanford, Windermere, Winter Garden, and St. Cloud. Entry price points start around $400K in select communities, with estate-level homes ranging from $900K up to $2.4M or more.

Toll Brothers has long been recognized as one of the nation's premier luxury home builders, and after touring many of their communities over the years, it's easy to understand why. They consistently deliver homes that combine impressive architecture, thoughtful floor plans, premium finishes, and a customer experience that reflects their luxury reputation.
One of the things I admire most about Toll Brothers is that they don't simply follow market trends, they often help set them. I'm always excited to tour a new Toll Brothers community because I know I'll likely see innovative floor plans, architectural details, and lifestyle features that many other builders will eventually begin incorporating into their own homes. They do an excellent job listening to what today's buyers want and translating those ideas into homes that feel both timeless and forward-thinking.
Another major advantage is the level of personalization they offer. Toll Brothers provides a semi-custom building experience, allowing buyers to personalize everything from structural options to designer finishes through one of the most comprehensive design studio experiences available. Whether you prefer to customize every detail or choose one of their professionally curated floor plans and finish collections, buyers have flexibility to create a home that reflects their lifestyle and priorities.
While Toll Brothers is best known for luxury homes, I also appreciate that they've expanded their portfolio to include more attainable price points in select Central Florida communities. This allows more buyers to experience the design quality, customer service, and overall buying experience that have made Toll Brothers one of the most respected names in luxury homebuilding.
One thing I've consistently noticed is their commitment to quality extends well beyond closing day. Based on both my own experiences and feedback from clients, their warranty department has been responsive, and they take great pride in maintaining the overall appearance of their communities. Beautiful landscaping, mature tree-lined streets, impressive entrances, and thoughtfully designed amenities all contribute to neighborhoods that continue to make a strong impression long after homeowners move in.
Best For:
- Luxury buyers
- Move-up buyers
- Relocation buyers seeking premium communities
- Buyers who want a semi-custom home experience
- Homeowners who value architecture, personalization, and long-term community appeal
What They Do Well:
- Exceptional architectural design and curb appeal
- Innovative floor plans that often lead industry trends
- Extensive design studio and personalization options
- Strong reputation for customer service
- Beautifully planned communities with impressive amenities and landscaping
- Consistent attention to quality before and after closing
- Expanded product offerings that include a wider range of price points in select communities
Things to Consider:
- Personalization options are extensive, which can increase the final purchase price depending on your selections.
- Some of their most desirable luxury communities have limited homesites and inventory.
- Included features and design studio options vary by community, so it's helpful to compare neighborhoods before making your final decision.
My Overall Take:
Toll Brothers continues to be one of the builders I enjoy showing because they consistently raise the bar for design, architecture, and customer experience. They have a remarkable ability to anticipate what buyers will want next, and that innovation often influences the broader new construction market. Whether you're building a luxury estate home or purchasing one of their more accessible collections, Toll Brothers delivers a level of quality, personalization, and community planning that has earned its reputation as one of the industry's premier builders.
Relocation Insight:
One of the reasons I enjoy showing Toll Brothers is that they consistently think ahead. Their communities often introduce design trends, floor plan concepts, and lifestyle features before they become common with other builders. Buyers who appreciate exceptional architecture, personalization, and long-term community appeal will find a lot to love about what Toll Brothers has to offer.
If you're looking for a builder that combines luxury design, thoughtful innovation, and a personalized building experience, Toll Brothers should absolutely be on your shortlist.
2. Taylor Morrison
- Tier: Move-up to luxury. Broad Orlando footprint, including the now sold-out Estancia community in the Windermere area and the Esplanade resort-lifestyle brand. Their most notable current project is Winter Garden's Horizon West, where they helped shape the Overlook at Hamlin community.

Taylor Morrison has been one of Central Florida's most recognizable builders for many years, earning a strong reputation for quality construction, thoughtfully designed floor plans, and communities in highly desirable locations. One of their most notable developments has been in Winter Garden's Horizon West, where they helped shape the Overlook at Hamlin community with homes that continue to be in high demand. While they are nearing completion there, they continue to expand throughout Central Florida, including new opportunities in Winter Garden and other growing markets.
One of the things I appreciate most about Taylor Morrison is the quality of their floor plans. They consistently design homes that are functional, spacious, and adaptable to different stages of life. Their portfolio ranges from thoughtfully designed one-story ranch homes to expansive estate homes approaching 5,000 square feet, making them a great option for first-time buyers, growing families, move-up buyers, and even multigenerational households.
Taylor Morrison originally established much of its reputation in Central Florida by building luxury homes in some of the area's most desirable communities. Although their product line has expanded over the years, I still see that same attention to design, livability, and construction quality reflected throughout many of their homes today.
I've also noticed an exciting evolution in their newest communities. Taylor Morrison now offers a broader range of price points, including townhomes in communities like Groveland alongside newer luxury neighborhoods in Winter Garden and other growing areas. That wider product mix makes them a builder I can confidently recommend to a much broader range of buyers, from first-time homeowners to luxury clients.
One trend I'm watching is Taylor Morrison's continued expansion into the build-to-rent market. It's an interesting strategy that reflects how builders are responding to today's housing needs. While it's still too early to know how that segment will evolve over the long term, it will be interesting to see whether some of these communities eventually create additional homeownership opportunities or remain dedicated rental neighborhoods. As this market continues to develop, it's something I'll be watching closely.
Another area where Taylor Morrison has consistently stood out is customer care after closing. Based on feedback I've received from my own clients, their warranty department has been responsive and easy to work with when addressing warranty items.
Best For:
- First-time homebuyers
- Move-up buyers
- Growing families
- Relocation buyers
- Buyers looking for a wide range of home sizes and price points
What They Do Well:
- Thoughtfully designed and highly functional floor plans
- Strong reputation for construction quality
- Wide variety of home collections, from townhomes to luxury estate homes
- Communities in desirable Central Florida locations
- Competitive options across multiple price points
- Responsive warranty support based on client experiences
- Continues to evolve with changing buyer needs and market trends
Things to Consider:
- Floor plans, included features, and personalization options vary by community.
- Some of their most popular communities have limited homesites because of continued demand.
- Be sure to compare incentives, homesite premiums, and available inventory between communities, as offerings can differ significantly.
My Overall Take:
Taylor Morrison continues to be one of the builders I confidently recommend because they offer something for almost every type of buyer. Their reputation was built on quality construction, desirable locations, and exceptional floor plans, and those strengths continue to define the brand today. I also appreciate how they've expanded their product offerings while maintaining the design and construction standards that have made them one of Central Florida's most respected builders.
Relocation Insight:
One of the reasons I continue to recommend Taylor Morrison is their ability to serve buyers through every stage of life. I've worked with clients purchasing everything from their very first home to spacious estate properties, and Taylor Morrison consistently delivers homes that balance quality, functionality, and long-term value.
Taylor Morrison remains one of Central Florida's most dependable builders because they continue to evolve with the market while staying focused on quality construction, practical floor plans, and desirable community locations.
3. David Weekley Homes
- Tier: Move-up to luxury. Privately held, with a strong reputation for build quality and customer care. Notably active in urban infill, including College Park and Winter Park, where they place new homes on scattered in-town lots, alongside master-planned communities like Laureate Park in Lake Nona.

My first experience with David Weekley Homes was in Lake Nona, and before I recommend any builder to a client, I make it a point to personally tour their communities, evaluate their floor plans, and understand the overall buying experience. David Weekley quickly earned my confidence.
One of the things that impressed me most was their customer service and attention to quality. Over the years, they've built a strong reputation among buyers for delivering thoughtfully designed homes and creating a positive building experience from contract to closing. Their continued presence in communities like Laureate Park reflects that commitment.
Another quality that sets David Weekley apart is their approach to community selection. In addition to building in some of Central Florida's most desirable master-planned communities, they've also developed homes in established neighborhoods such as Winter Park and College Park. Finding new construction in walkable, established areas is uncommon, making David Weekley an excellent option for buyers who want modern construction without giving up the charm and convenience of an established neighborhood.
I also appreciate their floor plans. David Weekley does an excellent job of designing homes that feel open, comfortable, and highly functional. Their layouts maximize natural light, create flexible living spaces, and make efficient use of square footage, allowing homes to live larger than their size might suggest.
Best For:
- Relocation buyers
- Move-up buyers
- Buyers who value quality construction and customer service
- Homebuyers looking for established neighborhoods with new construction opportunities
- Families seeking practical, well-designed floor plans
What They Do Well:
- Outstanding customer service throughout the building process
- Functional floor plans designed for everyday living
- Strong reputation for quality construction
- Communities in both established neighborhoods and premier master-planned developments
- Homes that maximize natural light and efficient use of space
- Consistently strong buyer satisfaction
Things to Consider:
- Availability in established neighborhoods is often limited because these communities are highly desirable.
- Floor plans, personalization options, and included features vary by community.
- Some of their most sought-after communities have limited homesites and inventory, so acting early can be beneficial.
My Overall Take:
David Weekley Homes continues to be one of the builders I feel comfortable recommending to a wide range of buyers. Their combination of quality construction, excellent customer service, and thoughtfully designed floor plans consistently stands out. I especially appreciate their willingness to build in both established neighborhoods and master-planned communities, giving buyers options that are difficult to find elsewhere.
Relocation Insight:
One of the reasons I enjoy showing David Weekley homes is their balance of quality construction and location. Buyers often assume they have to choose between a newer home or an established neighborhood with mature trees and walkability. David Weekley is one of the few builders that has successfully offered both, giving relocation buyers more choices based on the lifestyle they're hoping to create.
If you're looking for a builder with a long-standing reputation for quality, customer service, and thoughtfully designed homes, David Weekley is one of the strongest options in Central Florida.
4. Pulte Homes
- Tier: Production to move-up. One of the nation's largest builders, with wide Orlando coverage and the Life Tested floor plan philosophy. Parent company also operates Del Webb.

Pulte Homes is often a builder that relocation buyers from Washington, D.C., Virginia, New York, and other parts of the Northeast aren't familiar with before moving to Florida. That usually changes after we start touring their communities. Time and again, my clients walk away impressed by the quality of the homes, the thoughtful floor plans, and the overall buying experience.
One of the things I respect most about Pulte is how intentional they are with community selection. They don't simply build wherever land is available. They focus on locations with long-term growth potential, convenient access to major employers, shopping, dining, recreation, and highly desirable lifestyle amenities. That thoughtful approach has helped many of their communities maintain strong resale demand over time.
Pulte also does an excellent job designing homes for the way people live today. Their floor plans feature open-concept living spaces, functional kitchens, flexible bonus rooms, and layouts that work well for families, professionals working from home, and buyers who enjoy entertaining. Many of their communities also offer professionally designed quick move-in homes, while others provide opportunities to personalize finishes through their design process.
Personally, I've had consistently positive experiences working with Pulte's sales teams and construction staff. Their customer service and communication have been strong throughout the building process, which is something I pay close attention to when recommending builders to my clients.
Best For:
- Relocation buyers
- Families looking for functional floor plans
- First-time and move-up buyers
- Buyers seeking thoughtfully planned communities
- Homeowners looking for long-term resale value
What They Do Well:
- Excellent community locations with strong long-term growth potential
- Functional floor plans designed for everyday living
- Strong customer experience throughout the building process
- Wide variety of home collections and price points
- Communities with desirable amenities and lifestyle features
- Consistently strong resale appeal in many Central Florida markets
Things to Consider:
- Design studio options and included features vary by community and stage of construction
- Some of Pulte's most desirable communities have limited inventory because of their popularity
- Floor plans and product offerings differ between neighborhoods, making it worthwhile to compare multiple Pulte communities before making a final decision
My Overall Take:
Pulte is consistently one of the builders I feel confident recommending, especially for relocation buyers who want a well-rounded combination of quality construction, practical floor plans, and desirable community locations. Their thoughtful approach to community planning, along with a customer experience that has consistently impressed both me and my clients, makes them a builder that's absolutely worth considering when purchasing a new home in Central Florida.
5. Meritage Homes
- Tier: Production to move-up. Known for energy-efficiency standards (spray-foam insulation, efficiency packages) that genuinely matter in a Florida summer.

Meritage Homes is a builder I've worked with extensively over the years, and they continue to be one I recommend for buyers who prioritize energy efficiency, smart floor plans, and long-term value.
I sold more Meritage homes than any other builder during their early Horizon West expansion from 2015 through 2018. During that time, they introduced a thoughtfully designed collection of homes that appealed to first-time buyers, investors, and move-up buyers alike. One of the things that stands out to me is that many of those original homeowners have seen strong appreciation, and the resale demand for those homes remains strong today.
What initially set Meritage apart was the combination of architecture, functional floor plans, and energy-efficient construction. Their homes offered many of the design elements buyers were looking for while remaining more attainable than some higher-priced builders. I often found buyers comparing Meritage alongside builders like Toll Brothers and Ashton Woods because of their modern layouts and overall value.
Today, Meritage has shifted much of its focus toward the first-time buyer and move-up market, with communities throughout Central Florida in locations including St. Cloud, Clermont, Lady Lake, Howey-in-the-Hills, and surrounding areas. They continue to emphasize energy-efficient construction, open-concept living, and homes designed to reduce monthly utility costs while providing comfortable everyday living.
Best For:
- First-time homebuyers
- Move-up buyers
- Relocation buyers looking for long-term value
- Buyers who prioritize energy efficiency
- Investors seeking homes with strong resale appeal
What They Do Well:
- Industry-leading energy-efficient home construction
- Functional, open-concept floor plans
- Competitive pricing for the features offered
- Strong long-term resale performance in many communities
- Modern home designs that appeal to a broad range of buyers
- Communities located in growing Central Florida markets
Things to Consider:
- Personalization opportunities vary by community and construction stage
- Their current product line is more heavily focused on entry-level and move-up buyers than luxury homebuyers
- Community amenities, homesite sizes, and included features can differ significantly, so it's worth comparing several Meritage neighborhoods before making a decision
My Overall Take:
Meritage Homes is a builder I continue to recommend because I've had the opportunity to watch their homes perform over time, not just when they were brand new. Their early communities in Horizon West demonstrated that well-designed floor plans, quality construction, and energy-efficient features can create lasting value. If you're looking for a builder that combines affordability, lower operating costs, and strong long-term resale potential, Meritage deserves a place on your list.
6. Ashton Woods
- Tier: Move-up. Design-forward positioning with a strong design-studio experience, active across the Orlando metro, in the $450K–$1M+ band.

If you appreciate great interior design and thoughtful architecture, Ashton Woods is a builder that consistently stands out. I often describe them as offering affordable luxury because they combine designer-inspired finishes, timeless architecture, and well-designed floor plans at price points that remain competitive with many other production builders.
One of the things I like most about Ashton Woods is their attention to design. Their homes tend to feature clean architectural lines, abundant natural light, open-concept living spaces, and kitchens that function as the heart of the home. Their floor plans feel intentional, balancing everyday functionality with a style that appeals to today's buyers.
Another feature that truly sets Ashton Woods apart is their Design Studio experience. While many builders have simplified personalization by offering limited finish packages, Ashton Woods still provides buyers with the opportunity to work alongside professional design consultants to select flooring, cabinetry, countertops, tile, lighting, hardware, and other interior finishes. For buyers who want a home that reflects their personal style, this is one of the strongest design experiences available among Central Florida production builders.
Pricing is generally competitive with both new construction and resale homes in many of the same markets, making Ashton Woods an attractive option for buyers who value design without stepping into a fully custom luxury price point.
One thing I always remind my clients is that design upgrades can add up quickly. Before your design appointment, it's helpful to establish a budget and prioritize the features that will have the biggest impact on your everyday lifestyle, as well as those that are likely to add long-term resale value.
Best For:
- Buyers who appreciate interior design and architectural details.
- Relocation buyers looking for move-in-ready style with personalization options.
- First-time and move-up buyers wanting an elevated look at a competitive price.
- Buyers who enjoy selecting finishes and creating a personalized home.
What They Do Well:
- Beautiful architectural design and curb appeal
- One of the best design studio experiences among production builders
- Modern, functional floor plans with abundant natural light
- Strong balance of style, functionality, and value
- Competitive pricing in many Central Florida communities
- Designer-inspired finishes that create a more custom feel
Things to Consider:
- Personalization opportunities vary depending on the community and stage of construction.
- Design center upgrades can increase the overall purchase price, so it's important to prioritize selections that add the most value to your lifestyle.
- Some of the most popular floor plans and homesites sell quickly in high-demand communities.
My Overall Take:
Ashton Woods is one of the builders I often recommend to buyers who place a high value on design. Their homes feel thoughtfully planned, and their Design Studio experience remains one of the best available for buyers who want to personalize their home. If you're looking for a builder that offers stylish interiors, functional layouts, and a home that feels more custom than standard production construction, Ashton Woods should absolutely be on your list to tour.
7. M/I Homes
- Tier: Production to move-up. Steady Orlando presence, known for solid included features and the Whole Home Building Standards program.
M/I Homes is a builder that focuses on quality construction, practical floor plans, and communities that appeal to buyers looking for a little more space. While they currently have fewer communities throughout Central Florida than some of the larger national builders, they have built a strong reputation for thoughtful home designs and well-planned neighborhoods.
One of the things I appreciate most about M/I Homes is their emphasis on livability. Their floor plans are designed for everyday life, with open-concept living areas, generous storage, flexible bonus spaces, and layouts that work well for families, remote professionals, and empty nesters alike.
Another strength is their community locations. Many of their neighborhoods are found in suburban areas where larger homesites are more common, making them a great choice for buyers who value outdoor living, additional privacy, or simply want more space between homes. If you're looking for a one-story ranch-style home or a backyard with room for a future pool, M/I Homes is definitely a builder worth exploring.
M/I Homes also offers a variety of quick move-in homes as well as opportunities to personalize your home in many communities, giving buyers flexibility based on their timeline and budget.
Best For:
- Buyers looking for larger homesites
- Families who value functional floor plans
- Empty nesters seeking spacious one-story living
- Relocation buyers looking for suburban communities
- Buyers who prioritize quality construction and everyday livability
What They Do Well:
- Thoughtfully designed, functional floor plans
- Larger homesites in many communities
- Open-concept layouts with flexible living spaces
- Strong reputation for quality construction.
- Good selection of ranch-style and family-friendly home designs
- Quick move-in homes and personalization options in many communities
Things to Consider:
- M/I Homes has a smaller footprint in Central Florida than some larger production builders, so community choices may be more limited depending on your preferred location.
- Floor plans and available design options vary by community, so it's worth comparing neighborhoods to find the best fit for your lifestyle.
- If your top priority is living in a large master-planned community with extensive resort-style amenities, you may want to compare M/I Homes with builders that have a broader presence in those types of developments.
My Overall Take:
M/I Homes is a builder I recommend to buyers who value quality, functional design, and a little more breathing room. Their homes are thoughtfully planned for everyday living, and many of their communities offer larger homesites that can be difficult to find with other production builders. If space, practical layouts, and long-term livability are high on your priority list, M/I Homes is definitely worth adding to your list of builders to tour.
8. Dream Finders Homes
- Tier: Production to move-up. Fast-growing Florida-based builder actively expanding into high-demand areas including Windermere and Horizon West, where new construction options have traditionally been limited.

Dream Finders Homes is a builder that has been steadily and strategically expanding its footprint across Central Florida. One thing I've noticed is that they are entering high-demand locations where new construction options have traditionally been limited, including areas like Windermere and Horizon West. That gives buyers more opportunities to purchase a new home in communities that previously had very few builder options.
One of the things I like most about Dream Finders is that many of their included design features feel more custom than what you typically see from a production builder. They still offer a true design center experience, allowing buyers to personalize their home with a wide range of finishes, structural options, and even pool packages, something many production builders have scaled back or eliminated.
Like Ashton Woods, Dream Finders also offers competitive entry-level pricing in some very desirable locations, making them worth considering if you want a balance of affordability, personalization, and location.
Another advantage is their flexibility. Similar to Arthur Rutenberg Homes, Dream Finders offers Build On Your Lot programs in select markets, giving buyers the opportunity to build on land they already own. They also have a luxury custom home division, particularly in Northeast Florida, with homes in prestigious communities such as River Landing at Twenty Mile in Ponte Vedra, as well as Glen Kernan in Jacksonville.
Best For:
- Buyers looking for more personalization than a typical production builder
- Relocation buyers who want new construction in established, high-demand areas
- Buyers who want design flexibility without moving into the custom home price range
- Homeowners who already own land and want to build a custom or semi-custom home
What They Do Well:
- Focus on building in sought-after Central Florida locations where new construction options are limited.
- Provide a full design center experience that allows for meaningful personalization.
- Include features that often feel more upgraded compared to other production builders.
- Offer competitive pricing across a range of communities and price points.
- Give buyers additional flexibility with Build On Your Lot and custom home opportunities in select markets.
Things to Consider:
- Design options and included features can vary by community, so it's important to compare neighborhoods.
- Some of their best locations have limited inventory, which can mean fewer homesites or floor plans.
- As always, it's smart to compare lot premiums, upgrades, and incentives before making a decision.
My Overall Take:
Dream Finders Homes is definitely a builder I tell buyers to keep on their radar. Their growth in strong Central Florida locations, combined with solid design options and flexibility, makes them a great option for a lot of people moving to the area. If personalization is important to you, I'd recommend taking a look and comparing them with builders like Ashton Woods and Mattamy Homes.
9. Mattamy Homes
- Tier: Production to move-up. North America's largest privately held builder, with one of the most diverse portfolios of communities across Orlando and Central Florida.

Mattamy Homes has one of the most diverse portfolios of communities throughout Orlando and Central Florida. One of the things I appreciate most is that they build for a wide variety of buyers and lifestyles. Whether you're purchasing your first home, relocating, downsizing, or looking for a larger estate-style home, Mattamy offers an impressive selection of floor plans, home styles, and price points.
One of their biggest strengths is the variety of communities they build in. You'll find everything from duplexes in gated Clermont communities to townhomes and single-family homes near Lake Nona that emphasize walkability, energy efficiency, and modern living. They also offer low-maintenance villa homes in nature-inspired communities like Groveland, along with estate-style homes in premier locations such as Celebration.
Another advantage is flexibility. Many communities offer professionally designed quick move-in homes for buyers with a shorter timeline, while others allow you to personalize your home through Mattamy's design studio. This gives buyers the opportunity to choose finishes and features that reflect their style, budget, and lifestyle.
I also like that Mattamy offers homes in a variety of community settings. Whether you're looking for an amenity-rich master-planned community, a quieter suburban neighborhood, or a location close to shopping, dining, and major employment centers, they provide options that appeal to many different types of buyers.
Best For:
- First-time homebuyers
- Move-up buyers
- Relocation buyers looking for a variety of communities
- Buyers who want a balance of personalization and move-in-ready options
- Homeowners looking for low-maintenance villas or larger estate-style homes
What They Do Well:
- Wide variety of floor plans, home collections, and price points
- Communities throughout Orlando and Central Florida
- Strong selection of quick move-in homes
- Design studio options in many communities
- Energy-efficient construction and modern home designs
- Homes designed for a variety of lifestyles and life stages
Things to Consider:
- Design studio availability and personalization options vary by community and stage of construction.
- Included features and upgrade packages differ between neighborhoods, so it's worth comparing multiple Mattamy communities before making a decision.
- Inventory and available homesites can change quickly in some of their most popular locations.
My Overall Take:
Mattamy Homes is one of the builders I often recommend because they offer something for almost every type of buyer. Their wide range of communities, floor plans, and price points makes them especially appealing for relocation buyers who want options throughout Central Florida. If you're looking for flexibility, thoughtful community planning, and homes that fit a variety of lifestyles, Mattamy is definitely a builder worth touring.
10. K. Hovnanian
- Tier: Production to move-up. Long-tenured national builder that focuses on a smaller number of carefully selected Orlando-area communities rather than a large footprint.
K. Hovnanian Homes has become one of my favorite builders to show clients because I've watched their product evolve significantly over the past several years. In my opinion, they've transformed from being viewed primarily as an entry-level builder into one that now delivers an affordable luxury experience through elevated architecture, designer-inspired finishes, and thoughtfully designed floor plans.
One of the things I appreciate most about K. Hovnanian is that they don't try to be everywhere. Instead, they focus on carefully selected communities in desirable locations throughout Central Florida. While they may have a smaller footprint than some national builders, I often find myself taking clients to their communities when I know their home designs and included features align with exactly what my buyers are looking for.
Another advantage is their design approach. Many buyers appreciate their professionally curated interior collections, which simplify the design process while still creating a polished, cohesive look. For those who want additional personalization, many communities also provide opportunities to build from the ground up with expanded design selections, although those upgrades can increase the overall investment.
K. Hovnanian also does an excellent job offering quick move-in homes featuring many of their most popular floor plans and buyer-favorite design selections. This gives buyers who are working within a shorter timeline the opportunity to move into a home that already includes many of today's most desirable finishes.
While they aren't typically found in as many large master-planned communities as some other builders, they have been very successful at creating communities that complement established neighborhoods. Their portfolio includes townhomes for first-time buyers, as well as spacious single-family homes that appeal to move-up buyers looking for modern architecture and designer finishes.
Best For:
- Buyers looking for affordable luxury
- Move-up buyers
- Relocation buyers seeking designer-inspired homes
- Buyers who appreciate curated design selections
- Homebuyers looking for high-demand locations with a more boutique community feel
What They Do Well:
- Beautiful architectural design and curb appeal
- Professionally curated interior collections that simplify the design process
- Strong selection of quick move-in homes with popular finishes
- Thoughtfully designed floor plans that appeal to today's buyers
- Communities in desirable Central Florida locations
- Homes that feel elevated without reaching custom home pricing
Things to Consider:
- K. Hovnanian has a smaller number of Central Florida communities than some national builders, so location options may be more limited.
- Personalization opportunities and available design options vary by community and construction stage.
- Building from the ground up provides greater flexibility but can increase the final purchase price depending on the design selections you choose.
My Overall Take:
K. Hovnanian is a builder I enjoy recommending because they've evolved into a company that offers a great balance of style, quality, and value. Their homes feel thoughtfully designed, their curated interior collections make the design process approachable, and their communities are often located in places my relocation buyers are already considering. If you're looking for a home that offers an elevated look and feel without stepping into a luxury custom home price point, K. Hovnanian is definitely a builder worth touring.
11. Del Webb
- Tier: 55+ active adult. The category-defining active adult brand, part of the Pulte family, building amenity-rich communities for buyers 55 and better around Central Florida.
Del Webb is one of the first builders I recommend when clients tell me they're looking for an active adult lifestyle rather than simply a new home. As part of the Pulte Homes family, Del Webb has built a strong reputation for creating thoughtfully planned 55+ communities that combine quality construction, engaging amenities, and locations that support an active lifestyle.
One of the things I appreciate most about Del Webb is their approach to location. They consistently choose areas that provide the best of both worlds: peaceful surroundings with easy access to shopping, dining, healthcare, entertainment, and major roadways. For many relocation buyers, that's exactly what they're looking for as they begin their next chapter.
The homes themselves are designed with everyday comfort and low-maintenance living in mind. Their floor plans feature open-concept layouts, spacious kitchens, flexible living spaces, and single-story designs that make aging in place both practical and comfortable. Exterior maintenance is handled by the community, allowing homeowners to spend less time maintaining their property and more time enjoying everything the community has to offer.
Where Del Webb truly stands out is the lifestyle. Their communities are designed to help residents stay active and connected, offering resort-style clubhouses, fitness centers, swimming pools, pickleball and tennis courts, walking trails, fishing docks, community gardens, clubs, social events, and activities that make it easy to meet neighbors and build lasting friendships.
One community I particularly like is Del Webb Minneola, located near Sugarloaf Mountain, one of Central Florida's most scenic areas. The surrounding landscape offers rolling hills, beautiful views, and proximity to custom estate homes while still providing convenient access to shopping, healthcare, and Orlando. Another standout is Del Webb Wellness Way in Clermont, where buyers can choose from approximately 14 thoughtfully designed floor plans starting in the low $400,000s. The Wellness Way corridor is one of Central Florida's fastest-growing areas, with future plans centered around healthcare, recreation, education, and wellness-focused living.
Best For:
- Active adults ages 55 and older
- Buyers relocating to Florida for retirement
- Empty nesters looking to simplify without sacrificing lifestyle
- Buyers seeking low-maintenance homeownership
- Homeowners who enjoy an active social calendar and resort-style amenities
What They Do Well:

- Thoughtfully designed single-story floor plans
- Low-maintenance lifestyle with exterior maintenance included
- Resort-style amenities and year-round activities
- Strategic locations close to shopping, healthcare, dining, and recreation
- Strong reputation for customer satisfaction and community planning
Things to Consider:
- HOA fees are typically higher than traditional communities because they support the extensive amenities, landscaping, and lifestyle programming.
- Most communities are age-restricted, so it's important to understand the residency requirements before purchasing.
- Popular floor plans and homesites often sell quickly due to continued demand for active adult communities.
My Overall Take:
Del Webb continues to be one of my favorite recommendations for buyers looking to enjoy retirement without giving up convenience or an active lifestyle. Their communities are about much more than beautiful homes, they're designed to foster connection, wellness, and everyday enjoyment. For relocation buyers who want a low-maintenance home in a thoughtfully planned community with outstanding amenities, Del Webb consistently delivers one of the strongest lifestyle experiences available in Central Florida.
Relocation Insight:
Many of my relocation clients aren't just searching for a home, they're searching for a lifestyle. Their locations are carefully chosen to provide peaceful surroundings while keeping everyday conveniences within easy reach, making them a great fit for buyers starting an exciting new chapter.

12. ABD Development
- Tier: Luxury and custom, regional. A Florida luxury builder known for European-influenced custom and semi-custom estates in premium Central Florida communities, with homes often starting around $1M.

ABD Development is a builder I've followed for many years, and one of the reasons I continue to recommend them is their unwavering commitment to quality and customer experience. They have built a reputation for creating luxury homes that combine timeless architecture, exceptional craftsmanship, and thoughtful design, while consistently delivering a personalized building experience.
One of the things that gives me confidence in recommending ABD is that I've had the opportunity to work with both buyers purchasing their homes brand new and clients purchasing them years later on the resale market. That long-term perspective matters. A beautiful home on closing day is one thing, but seeing how the construction quality, design, and materials hold up over time is what truly speaks to the value of a builder. My clients have consistently been impressed with both the craftsmanship and the way these homes continue to show years after they were built.
ABD Development also has a long history of building in some of Central Florida's most desirable luxury communities, including Dr. Phillips, where they earned a reputation for delivering homes that competed with some of the area's most respected custom builders. Today, they continue that same commitment to excellence, offering luxury homes that emphasize architectural character, premium finishes, and personalization.
One of the biggest advantages of building with ABD is the level of customization available. Buyers aren't limited to a handful of pre-selected packages. Instead, they have the opportunity to create a home that truly reflects their lifestyle and personal taste. Because there are so many possibilities, I always encourage clients to begin the design process with a clear budget, inspiration photos, and a list of their highest priorities. It makes the experience much more enjoyable and helps focus investments on the features that matter most.
For buyers who don't want to wait through the custom building process, ABD also offers select move-in-ready luxury homes. These professionally designed spec homes incorporate many of the builder's most requested floor plans, architectural details, and designer-selected finishes. It's an excellent option for buyers who want the craftsmanship and luxury of an ABD home while enjoying a shorter timeline and a home curated by their experienced design team.
From a value standpoint, I also believe ABD offers something unique. Their homes often begin around the $1 million price point while delivering a level of design, craftsmanship, and personalization that can cost considerably more with many other luxury custom builders in Central Florida, where similar homes often range from $1.7 million to well over $2 million.
Best For:
- Luxury buyers
- Buyers seeking a true custom home experience
- Relocation buyers looking for a high-end personalized home
- Buyers who value craftsmanship and architectural detail
- Homeowners planning to stay in their home long term
What They Do Well:
- Exceptional craftsmanship and construction quality
- True custom home design with extensive personalization
- Timeless architecture and premium finishes
- Professionally designed move-in-ready luxury homes
- Strong reputation for customer service
- Luxury homes that continue to perform well over time
- Excellent value compared to many similarly positioned custom builders
Things to Consider:
- Building a custom home involves more decisions and a longer timeline than purchasing a production home.
- The extensive personalization options can increase the final investment, so establishing a realistic budget before the design process begins is important.
- Custom home communities and available homesites are often limited because of the exclusive nature of their developments.
My Overall Take:
ABD Development continues to be one of the luxury builders I recommend with confidence. What stands out to me isn't just how beautiful their homes are when they're completed, but how well they continue to perform years later. Having represented clients buying both new and resale ABD homes has reinforced my appreciation for their craftsmanship, thoughtful design, and long-term quality.
Relocation Insight:
One of the reasons I continue to recommend ABD Development is that I've seen their homes from both sides of the transaction, as brand-new construction and years later on the resale market. That gives me a unique perspective on how their homes age, how buyers feel about them over time, and how well they hold their value. When a luxury home still impresses years after it was built, that's a testament to thoughtful design and quality craftsmanship.
If you're searching for a builder that offers a genuine custom home experience, timeless architecture, and lasting quality, ABD Development deserves serious consideration.
Pricing Note
Home prices, incentives, available floor plans, and design options are subject to change and can vary by community, homesite, and available inventory. The pricing and observations shared above reflect the market at the time of writing. I always recommend confirming current pricing, incentives, and availability before making a purchasing decision.
Before You Visit the Model Home
A few things I tell every client before their first builder appointment, because it's advice you rarely get from the builder's own sales office:
- Register with your Realtor before your first visit.
- Ask about current incentives and financing options.
- Compare lot premiums, not just base pricing.
- Understand which features are included versus which are upgrades.
- Ask about future phases and surrounding development.
- Consider resale value when selecting a homesite.
- Tour the community at different times of the day.
- Think about your lifestyle, not just the floor plan.
How I Match Clients to Builders
The brochure tier is the start, not the end. When I match a client to a builder, I'm weighing things the flyer doesn't show: which sales offices have closeout pressure this quarter, which builders' build superintendents I trust in which communities, whose design-center pricing is fair versus padded, who's been re-inspecting the same trades on county permits, and whose warranty department still answers the phone at month eleven. That intelligence changes by community and by quarter, which is exactly why this page carries a "last updated" date, and why the right answer for you is a conversation, not a list.
And remember: buyer representation is structured into builder pricing whether you use it or not. The sales consultant in the gallery represents the builder. Bring someone who represents you.
The Bottom Line
Every builder has strengths, and there isn't one "best" builder for every buyer. The right choice depends on your lifestyle, budget, design preferences, timeline, and long-term goals.
My goal is to help you compare your options objectively so you can choose the builder and community that are the best fit for you, not simply the most popular one.
If you're relocating to Central Florida or considering new construction, tell me your price point and timeline and I'll tell you, candidly, which three builders I'd start with and why. Schedule a conversation.
Frequently Asked
Questions, answered
Who are the biggest home builders in Orlando?
The most active national names include Pulte, Taylor Morrison, Toll Brothers, Meritage, Mattamy, David Weekley, Ashton Woods, M/I Homes, Dream Finders, and K. Hovnanian, alongside regional luxury builder ABD Development and the Del Webb active adult brand. Different builders dominate different communities and price tiers.
Which Orlando builders build luxury homes?
Toll Brothers leads the national luxury tier, with Taylor Morrison and David Weekley reaching into it in select communities. Above roughly $1.5M, the market shifts to regional and custom builders, particularly in Windermere, Winter Park, and Dr. Phillips, where builder selection happens through relationships as much as listings.
What's the difference between a production builder and a custom builder?
Production builders construct set floor plans at volume with design-center personalization and 6 to 12 month timelines. Custom builders design and build one-off homes: full architectural control, 12 to 18+ month timelines, construction draws, and a contract structure closer to a business arrangement than a retail purchase. Semi-custom sits between, offering structural options on established plans.
Are Orlando's national builders good quality?
Quality varies more by community and building superintendent than by brand. The same builder can deliver excellent homes in one community and struggle in another, depending on local trades and supervision. That's why vetting (permit history, two-year-old streets, independent inspections) matters more than the logo on the flag.
Should I use the builder's preferred lender?
Only after comparing their full loan estimate against an outside lender. Preferred-lender incentives can be genuinely valuable, but if the affiliated rate or fees run above market, part of the incentive is consumed buying back the difference. Run both sets of numbers every time.
Do I need my own agent to buy from a builder in Orlando?
The on-site consultant represents the builder. Your own agent's compensation is structured into builder pricing per standard practice, so independent representation doesn't raise your cost, it adds contract review, incentive negotiation, and build monitoring to your side of the table.
