Windermere vs. Lake Nona vs. Winter Park: Which Fits Your Life?

Lakes and space, new construction by the airport, or a walkable century-old town. Here is how Windermere, Lake Nona, and Winter Park compare.

Windermere, Lake Nona, and Winter Park show up on almost every relocation shortlist I see from buyers with a budget above $700,000. They are all in the Orlando area, and they could hardly be more different. One is built around lakes and space. One is a planned community still going up around a medical and innovation district. One is a century-old town with brick streets and a walkable downtown.

I grew up in Central Florida and have worked in this market since 1996. The right choice among these three usually has less to do with the house and more to do with how you want your weekdays to feel. This guide lays them side by side so you can see which one fits before you start touring.

Which is better: Windermere, Lake Nona, or Winter Park?

None of the three is better across the board. Windermere fits buyers who want lake access, larger lots, and privacy. Lake Nona fits buyers who want new construction, modern amenities, and a short drive to Orlando International Airport. Winter Park fits buyers who want an established neighborhood, mature trees, and restaurants and shops within walking distance. Your commute, the age of home you want, and your tolerance for HOA and CDD fees usually decide it.

How do Windermere, Lake Nona, and Winter Park compare?

Winter Park and a Windermere address now sell for similar medians, near $870,000, while Lake Nona runs lower at about $704,000 with far more new construction. The bigger differences are in age of home, lot size, and fees.

Who is Windermere best for?

Windermere is best for buyers who want water, space, and privacy, and who don't mind driving to most errands. The area is built around the Butler Chain of Lakes, 13 connected lakes with more than 5,000 acres of surface water. According to the Orange County Water Atlas, it was the first lake system in Florida designated an Outstanding Florida Water, in 1985.

Above $1 million, Windermere buyers are usually choosing between a lakefront home, a gated community such as Isleworth or Keene's Pointe, or a newer build on a larger lot. Inside the small Town of Windermere itself, Redfin reported a July 2026 median sale price of about $1.2 million on just 30 sales. Most homes with a Windermere address sit outside the town limits. What to watch in Windermere:

  • Lakefront details. Docks, boathouses, and seawalls carry their own permits and maintenance. Ask for the permit history, and check the flood zone before you shop insurance.
  • Commute. Windermere sits on the west side, so a daily drive to the airport or to Lake Nona can run long at rush hour.
  • Fees. Gated communities often carry higher HOA dues. Newer sections toward Horizon West may add a CDD.

Who is Lake Nona best for?

Lake Nona is best for buyers who want new construction, a planned community with amenities built in, and fast access to the airport. Lake Nona describes itself as 17 square miles and sits directly next to Orlando International Airport. Frequent travelers and people who work in healthcare often land here first.

Lake Nona's Medical City includes the Orlando VA Medical Center and Nemours Children's Hospital, and the USTA National Campus is here too. Neighborhoods such as Laureate Park are organized as villages, each with its own parks, pools, and builder lineup. Homes range from townhomes to estate homes, and most were built within the last 15 years. See things to do in Lake Nona for more on daily life there.

The market has softened. Redfin reported an August 2026 median sale price of $703,660, down 11.5% from a year earlier, with homes taking a median 61 days to sell. For buyers, that usually means more room to negotiate on resales and more builder incentives on new construction.

What to watch in Lake Nona:

  • CDD assessments. Most villages have one on top of the HOA. A June 2026 overview from Florida Neighborhood Realty put Lake Nona CDDs at $1,500 to $3,000 or more a year. Here is how CDDs affect your monthly payment.
  • Construction nearby. Lake Nona is still building. Ask what is planned on the empty lots around the home you like.
  • Resale competition. Your home may compete with brand-new builds when you sell, so the finishes and lot matter.

Who is Winter Park best for?

Winter Park is best for buyers who want an established town with character, mature trees, and daily life within walking or biking distance. Incorporated in 1887, Winter Park is home to Rollins College, founded in 1885, and to Park Avenue, a brick-lined shopping and dining street facing Central Park. Many neighborhoods sit on or near the city's chain of lakes.

The closer you get to Park Avenue, the higher the price. Redfin reported an August 2026 median sale price of $1,034,552 in ZIP 32789, which covers much of the city's core, compared with $864,428 for Winter Park overall. At $1 million and up, buyers here are usually choosing between a renovated older home, a newer rebuild on an in-town lot, or a lakefront property. What to watch in Winter Park:

  • Age of the home. Many homes date to the 1920s through 1960s. Insurers often ask for a four-point inspection on older homes, and roof, plumbing, and electrical updates affect both the premium and which carriers will write the policy.
  • Lot value. On many in-town streets, much of the price is the land. That is why you see older homes torn down and rebuilt.
  • City rules. Winter Park regulates tree removal, and some properties fall under historic preservation review. Check before you plan an addition or a rebuild.

What do most buyers get wrong when comparing these areas?

They assume the mailing address tells them where the home is. In Central Florida it often doesn't. The name on the envelope comes from the post office. Your taxes, rules, and city services come from the jurisdiction, and the two frequently don't match.

Windermere shows it best. Redfin reported 216 sales in ZIP 34786 in July 2026 at a median of $872,256, but only 30 inside the Town of Windermere, at a median of about $1.2 million. Most "Windermere" homes are in unincorporated Orange County. Winter Park works the same way, with some Winter Park addresses sitting outside the city limits. Much of Lake Nona, meanwhile, is inside the City of Orlando, which adds a city millage of 6.65 mills according to the Orange County Property Appraiser.

This matters for your monthly payment and for what you can do with the property. City limits decide which tree, rebuild, and rental rules apply, and whether a city tax sits on top of the county's. When I ran a title and closing company, the tax district on the property appraiser's record was one of the first things we checked. Look it up before you make an offer, not after.

Winter Park's core ZIP, 32789, was higher at $1,034,552, and the small Town of Windermere was about $1.2 million. Compare the specific neighborhoods, not the names.

Which area is closest to Orlando International Airport?

Lake Nona. The community sits directly next to Orlando International Airport, and most homes are roughly 15 minutes from the terminals off-peak. Winter Park is about 25 minutes away, and Windermere, on the west side of Orlando, is about 35 minutes.

Does Lake Nona have CDD fees?

Most Lake Nona villages do, in addition to HOA dues. A June 2026 overview from Florida Neighborhood Realty put Lake Nona CDD assessments at roughly $1,500 to $3,000 or more a year. The CDD shows up on your property tax bill, so check the exact amount on the county record for any home you consider.

Can you buy new construction in Winter Park?

Yes, but mostly one home at a time. New construction in Winter Park usually means a custom or builder rebuild on an existing in-town lot, not a new subdivision. Buyers who want a choice of floor plans in a brand-new community usually look at Lake Nona or at newer areas near Windermere.
