TL;DR

  • Lake Nona costs more and is built around Medical City and the airport. Redfin put its median sale price at $703,660 in August 2026, down 11.5% from a year earlier, so luxury buyers have more room to negotiate than they did in 2025.
  • Horizon West gives you more new construction for the money, close to Disney. Its August 2026 median was $589,610, flat year over year, so a $750,000+ budget buys into its upper tier of newer and lakefront homes.
  • Choose Lake Nona for a short drive to Orlando International Airport, Medical City jobs, and a walkable town center. Choose Horizon West for space, lakes, the theme-park side of Orlando, and a wider choice of builders.
  • Budget for more than the mortgage. Both areas are full of newer communities with HOA dues and community development district (CDD) assessments that show up on your tax bill.

Horizon West and Lake Nona are Orlando's two biggest master-planned growth stories, and they sit on opposite sides of the metro. Horizon West spreads across the southwest, between Winter Garden, Windermere, and Walt Disney World. Lake Nona sits in the southeast, next to Orlando International Airport. For a buyer with $750,000 or more to spend, the choice comes down to which side of Orlando your daily life points toward.

This guide compares them the way a relocating buyer actually decides: price, what your budget buys, commute, daily life, and the costs that show up after closing. Is Horizon West or Lake Nona better for luxury homebuyers?

Lake Nona is the better fit for luxury buyers who travel often, work in healthcare or research, or want a walkable, design-forward town center, and who will pay more for it. Horizon West is the better fit for buyers who want newer homes on larger lots, lake access, and easy access to Disney and the west side, with more house for the same money. In August 2026, Redfin reported a median sale price of $703,660 in Lake Nona and $589,610 in Horizon West.

How much do homes cost in Horizon West vs Lake Nona?

Lake Nona costs about 19% more than Horizon West at the median. According to Redfin's Lake Nona market data, the median sale price was $703,660 in August 2026, down 11.5% year over year. Redfin's Horizon West data shows a median of $589,610 the same month, essentially flat. For context, the Orlando Regional REALTOR Association reported a metro-wide median of $400,676 in August 2026.

Horizon West is the faster, deeper market. Redfin counted 391 Horizon West sales in August 2026, with a median of 43 days on market and homes closing at 97.8% of list price. Lake Nona recorded 137 sales, a median of 61 days on market, and 97.5% of list. Longer market times plus a falling median give Lake Nona buyers more room to negotiate right now, especially on resales competing with builder inventory.

What does a $750,000+ budget buy in Horizon West?

In Horizon West, $750,000 and up puts you in the upper tier of the market. That typically buys a newer, larger two-story home with a pool, a semi-custom build from a national or luxury builder, or a home on one of the area's lakes. Because the median sits near $590,000, a luxury budget here stretches further than it does in Lake Nona.

Horizon West is not one community. Orange County adopted the plan in 1995, and it now covers about 20,704 gross acres organized into five villages and a town center, according to Orange County's Horizon West planning page. Each village has its own neighborhoods, builders, and price points. Luxury buyers usually start with:

  • Hamlin: the Horizon West town center, with shopping and dining, surrounded by newer neighborhoods. Read our guide to Hamlin.
  • Lakeshore Preserve: lakefront and lake-view homes with resort-style amenities.
  • Waterleigh: a newer community with larger single-family homes and an amenity center.
  • The Windermere edge: semi-custom and custom homes on larger lots closer to the Butler Chain of Lakes.

Horizon West is still building out, so new construction is easy to find. Compare current builders and incentives on our Horizon West new construction page, and see the Horizon West community page for neighborhoods and schools.

What does a $750,000+ budget buy in Lake Nona?

In Lake Nona, $750,000 is close to the middle of the single-family market rather than the top. That budget typically buys a newer single-family home in a planned neighborhood like Laureate Park, often on a smaller lot than the same money buys in Horizon West. Estate homes in Lake Nona's gated golf and lakefront communities commonly start well above $1 million.

Lake Nona is a single master-planned community developed by Tavistock, which gives it a more consistent look and a strong design point of view. Where luxury buyers look:

  • Lake Nona Golf & Country Club: a private, guard-gated club community with golf and lakefront estates.
  • Lake Nona Estates: a gated community of larger custom and semi-custom homes.
  • Laureate Park: newer homes within reach of Lake Nona Town Center, with an aquatic center and parks.
  • Meridian Park: a newer neighborhood known for modern architecture and outdoor art.

What is daily life like in Horizon West?

Daily life in Horizon West is suburban, outdoorsy, and family-paced. Neighborhoods are built around parks, trails, lakes, and resort-style amenity centers, and most errands happen by car within your village or in Hamlin. You're close to Walt Disney World, downtown Winter Garden, and the West Orange Trail.

Lakes are a big part of the appeal. Many neighborhoods have boardwalks, lake views, or community docks, and some homes sit directly on the water.

Weekends lean casual: food trucks, farmers markets, and nearby Plant Street in downtown Winter Garden.

What is daily life like in Lake Nona?

Daily life in Lake Nona centers on Lake Nona Town Center, a walkable district with restaurants, shops, public art, and Boxi Park, an open-air food and music venue built from shipping containers. Lake Nona leans into health and technology, with the USTA National Campus, fitness and wellness facilities, and Medical City's hospitals and research centers close to home.

Is Horizon West or Lake Nona better for commuting?

Lake Nona is better for frequent flyers and Medical City professionals. It sits just south of Orlando International Airport, with Medical City's UCF College of Medicine, Nemours Children's Hospital, and the Orlando VA Medical Center inside the community. Horizon West is better for anyone who works on the west side, near Disney, the theme-park corridor, or Winter Garden, and SR 429 runs right through it.

Both are a drive from downtown Orlando, and both have grown faster than their roads. In Horizon West, watch traffic on Avalon Road and Seidel Road at peak hours. In Lake Nona, Narcoossee Road is the pinch point. Test your commute at rush hour before you commit.

How do property taxes and CDD fees compare in Horizon West and Lake Nona?

Most of Lake Nona lies within the City of Orlando, which adds a city millage to your tax bill. Most of Horizon West is unincorporated Orange County. In both areas, newer neighborhoods often sit inside a community development district (CDD), which funds roads, utilities, and amenities through an annual assessment billed with your property taxes. Look up the exact parcel on the Orange County Property Appraiser site before you budget.

Florida voters also decide on November 3, 2026, whether to expand the homestead exemption. According to Ballotpedia, the amendment would raise the non-school exemption from $25,000 to $150,000 in 2027 and $250,000 in 2028, with a phase-in for people who move to Florida after December 31, 2026. It needs 60% of the vote to pass. If you're relocating, run your payment both ways in the mortgage calculator.

What most buyers get wrong about Horizon West and Lake Nona

The most common mistake I see is comparing list prices without comparing the full carrying cost. Two $900,000 homes can have very different monthly costs once you add the CDD assessment, HOA dues, and, in Lake Nona, city taxes. Ask for the last tax bill and the CDD's debt schedule before you write an offer, so you know whether the assessment is temporary or long-term.

The second mistake is budgeting on the seller's tax bill. Florida's Save Our Homes cap limits how much a homesteaded property's assessed value can rise each year, so a long-time owner may pay far less than you will. After you buy, the assessment resets to market value the following January. From the closing side, this is the surprise I've had to explain to relocating buyers more than any other.

The third is treating new construction like a resale. Builder contracts are written by the builder, deposits work differently, and incentives are often tied to the builder's preferred lender. Read our guide to new construction vs existing homes before you visit a model.

Should you choose Horizon West or Lake Nona?

Choose Horizon West if you want space and water: newer homes on larger lots, lake access, a wide choice of builders, and quick trips to Disney and Winter Garden, with more home for your budget.

Choose Lake Nona if you want access and design: minutes to the airport and Medical City, a walkable town center, a gated golf community at the top end, and a more consistent master-planned look.
