New Construction Guide
Horizon West is Orlando's new construction capital. Virtually every national builder has an active presence here, and new communities continue to launch. The range of options spans from affordable townhomes to luxury single-family estates. This is the area I recommend most often to buyers whose top priority is building new.

Your Advantage
Builder pricing is designed to include buyer representation. The difference is whether you choose to have an experienced advocate protecting your interests and guiding your decisions throughout the process.
Buyer agent compensation is negotiated and documented in writing upfront, per current real estate rules. With most builders, that compensation is structured into the standard transaction. We confirm the terms before you sign anything.
Closing cost credits, upgrade packages, lot premiums, rate buydowns. I track which builders are running incentives in Horizon West right now.
About the Area
Horizon West is where Orlando is being built right now, but it's not the sprawl it sounds like. The area is organized into villages, each with a different feel. Bridgewater is the most established, family-focused with parks and playgrounds throughout. Lakeside is the eastern gateway with trails connecting neighborhoods to schools and shopping. Hamlin is the social hub with the most dining and retail. Ovation and Hickory Nut are newer, still unfolding, with premium lots and conservation views. The trade-off is that some areas still feel like they're under construction, because they literally are. But if you're patient, you're buying into a community that will mature beautifully.
