Lake with lily pads and pine trees in Horizon West, Florida, with the title Horizon West: Villages, Parks & Buying Tips

Horizon West is a master-planned area in southwest Orange County, just north and west of Walt Disney World, between Winter Garden and Windermere. It grew from about 14,000 residents in 2010 to more than 58,000 in the 2020 census, and it is still one of the busiest places in Central Florida for new construction.

I'm Nicole Mickle, a Central Florida relocation and new construction specialist. I first wrote this guide in 2021, and a lot has opened since then, including a regional park and a new library. This update covers how Horizon West is laid out, what is new, and what to ask before you buy in an established village or a brand-new one.

What is Horizon West?

Horizon West is not a city. It is a planned area of unincorporated Orange County, and most homes have a Winter Garden (34787) or Windermere (34786) mailing address.

The land was mostly citrus groves until the freezes of the 1980s wiped them out. Grove owners worked with Orange County on a plan for the area, and the county adopted the Horizon West concept in 1995. Instead of one large subdivision, it is organized as villages separated by greenbelts, each with its own neighborhood center, around a central town center. At buildout, the county expects more than 90,000 residents.

The villages: established or brand new?

In Horizon West, the village you choose matters as much as the house.

Established villages, like Bridgewater and Lakeside, have mature landscaping, finished amenity centers, and mostly resale homes, so you can see exactly what you are getting.

Hamlin is the town center hub, with restaurants, shopping, and a Cinépolis luxury theater, plus newer neighborhoods around it.

The newest villages, like Ovation, Hickory Nut, and Seidel, are where most of the new construction is. You get your choice of lot and finishes. The tradeoff is living with construction for a while, and amenities that may still be on the plan rather than open.

What's new in Horizon West in 2026

Horizon West Regional Park. Phase 1A of the 215-acre park opened in February 2026 at 4715 Hamlin Groves Trail. It has an inclusive playground, an event pavilion, restrooms, about 6 miles of unpaved trails, and horseback riding. Phase 1B is planned to add a splash pad, a kayak and canoe launch, and space for a farmers market.

Horizon West Branch Library. The Orange County Library System's 20,000-square-foot branch opens October 10, 2026, next to the park at 4657 Hamlin Groves Trail. It includes a free media lab, study and meeting rooms you can reserve, and an outdoor StoryWalk.

More shopping at Hamlin. Hamlin Town Center continues to add tenants, including a planned second Publix for the area.

Parks, trails, and getting outside

Along with the regional park, many Horizon West neighborhoods have their own pools, playgrounds, and lakefront trails. Nearby, the West Orange Trail runs 22 miles through Winter Garden and on toward Apopka, and Tibet-Butler Preserve offers boardwalk trails through cypress and pine.

Health care

Orlando Health Horizon West Hospital opened in January 2021, building on an emergency department and medical pavilion that has served the area since 2018.

Getting around

State Road 429 runs right through Horizon West, connecting south to I-4 near Four Corners and north toward Ocoee and Apopka. From most of Horizon West, plan on about 10 to 20 minutes to Disney, 25 to 35 minutes to downtown Orlando, and 30 to 40 minutes to Orlando International Airport, depending on traffic.

Schools

Horizon West is served by Orange County Public Schools. Because the area is growing so quickly, new schools open and attendance zones change. Always confirm the assigned schools for a specific address with the OCPS school locator before you write an offer.

What to ask before you buy

In a newer village, ask what is planned on the land nearby, and when promised amenities like the pool or clubhouse are scheduled to open. If you are building, my guide on when to schedule new construction inspections walks through the timing.

In an established village, ask about the age of the roof and air conditioning, and any upcoming association projects.

Everywhere in Horizon West, ask about both the HOA and the CDD. Many communities have a Community Development District assessment on the property tax bill in addition to HOA dues, and the amount can vary a lot from one community to the next. Get the exact figure for the specific home or lot.

From the closing side, these are the details I have seen push closings back when they surfaced late. Checking them early keeps you in control.
