TL;DR

  • Windermere is the pricier, quieter, water-focused choice. Redfin put its median sale price at $1,294,144 in August 2026, and the Butler Chain of Lakes and gated golf enclaves like Isleworth sit at the top of the Orlando market.
  • Dr. Phillips gives you more house for the money and a shorter drive. Its August 2026 median was $559,630, so a $750,000+ budget buys into its upper tier, including Bay Hill and Vizcaya, minutes from Restaurant Row.
  • Choose Dr. Phillips for quick access to I-4, the theme parks, the airport, and dining. Choose Windermere for lakefront living, privacy, and a small-town center.
  • Check the parcel, not the mailing address. Many homes with a Windermere address sit in unincorporated Orange County rather than the Town of Windermere, and that changes your tax bill.

Dr. Phillips and Windermere sit side by side on Orlando's southwest side, close enough that they blur together on a map. For a buyer with $750,000 or more to spend, they are two very different purchases. One puts you minutes from Restaurant Row and the theme-park corridor. The other puts you on, or near, one of the most prized chains of lakes in Florida.

This guide compares them the way a relocating buyer actually decides: price, what your budget buys, taxes, water, golf, and daily drive time. I'm Nicole Mickle, a Central Florida relocation and new construction specialist. Is Dr. Phillips or Windermere better for luxury homebuyers?

Windermere is the better fit for luxury buyers who want lakefront living, privacy, and room to spread out, and who will pay a premium for it. Dr. Phillips is the better fit for buyers who want a shorter drive to I-4, Orlando's attractions, and an established dining scene, with more home for the same money. In August 2026, Redfin reported a median sale price of $1,294,144 in Windermere and $559,630 in Dr. Phillips.

How much do homes cost in Dr. Phillips vs Windermere?

Windermere costs a little more than twice as much as Dr. Phillips at the median. According to Redfin's Windermere market data, the median sale price was $1,294,144 in August 2026, up 6.5% year over year. Redfin's Doctor Phillips data shows a median of $559,630 the same month, down 7.3%. For context, the Orlando Regional REALTOR Association reported a metro-wide median of $400,676 in August 2026.

The pace is different too. Dr. Phillips homes sold in a median of 33 days in August 2026 and closed at 96.5% of list price. Windermere homes took 51 days and closed at 95.1% of list. Longer market times and a wider list-to-sale gap can give a Windermere buyer more room to negotiate.

Both are small markets. Redfin counted 28 Windermere sales and 48 Dr. Phillips sales in August 2026, so a few estate sales can move the median. Use these numbers for orientation, then look at recent sales in the specific community you like. To see what a monthly payment looks like at these price points, run the numbers in the mortgage calculator.

What does a $750,000+ budget buy in Dr. Phillips?

In Dr. Phillips, $750,000 and up puts you in the top tier of the market. With the August 2026 median near $560,000, a luxury budget here typically buys an updated pool home in an established gated community, a golf-course home, or a lakefront property near Sand Lake Road, with more square footage and lot than the same money buys in Windermere.

The Dr. Phillips communities luxury buyers ask me about most:

  • Bay Hill: built around Arnold Palmer's Bay Hill Club & Lodge, home of the PGA Tour's Arnold Palmer Invitational. Mature trees, golf frontage, and established homes.
  • Vizcaya: a gated community known for Mediterranean-style estate homes.
  • Bay Lakes at Granada: an established community with larger family homes and lots.

Dr. Phillips is largely built out, so new construction here is mostly infill and rebuilds. If you want a brand-new home, see new construction in Dr. Phillips or look a few miles west in Horizon West. What does a $750,000+ budget buy in Windermere?

In Windermere, $750,000 is closer to the entry point of the luxury market than the top of it. That budget generally buys a newer single-family home in a gated or amenity community, often west of the town center. Lakefront homes on the Butler Chain of Lakes and estates in Isleworth or Keene's Pointe commonly run into the millions.

Where Windermere luxury buyers look:

  • Isleworth: a private, guard-gated golf community on the Butler Chain, among the most exclusive addresses in Central Florida.
  • Keene's Pointe: a gated community on Lake Butler with the Jack Nicklaus-designed Golden Bear Club.
  • Reserve at Lake Butler Sound: a gated enclave of lakefront and lake-view homes built around privacy.
  • Estates at Lake Clarice: custom homes on larger lots in a natural setting.
  • The Town of Windermere: lake cottages, rebuilds, and custom homes on tree-lined streets near Town Hall and the small downtown.

New construction is easier to find in Windermere than in Dr. Phillips, especially in the communities between Windermere and Horizon West. See new construction in Windermere, the Windermere community page, and what to know before moving to Windermere. What is it like to live on the Butler Chain of Lakes?

The Butler Chain of Lakes is the reason many luxury buyers choose Windermere. It is a series of lakes, including Lake Butler, Lake Down, and Lake Tibet, connected by canals so boaters can travel between them. Lakefront owners get boating, skiing, and sunset views from their own dock.

Before you fall for a dock, check three things: whether that lake actually connects to the chain, what the dock and boathouse permits look like, and the condition of the seawall or shoreline. Orange County regulates docks and shoreline work, and repairs are not cheap. Our guide to Central Florida lakefront homes covers what to inspect.

Is Dr. Phillips or Windermere closer to Orlando attractions and the airport?

Dr. Phillips is closer. It sits along Sand Lake Road and Dr. Phillips Boulevard, minutes from I-4, Universal Orlando, and International Drive, with a direct route to Orlando International Airport on the Beachline Expressway (SR 528). Windermere is farther west, and the roads around its town center are smaller, so drives to downtown, the airport, and the parks take longer.

The trade-off is daily life. Dr. Phillips has Restaurant Row, the stretch of Sand Lake Road known for chef-driven and fine dining. Windermere trades that for quiet, water, and a small town center. For ideas on how you'd spend a weekend, see things to do in Windermere.

How do property taxes compare in Dr. Phillips and Windermere?

Your tax bill depends less on the area's name and more on which government your parcel sits in. Dr. Phillips is unincorporated Orange County. The Town of Windermere is an incorporated town with its own millage rate of 3.7425 mills, unchanged since 2018, according to the Orange Observer (August 2026). Many homes with a Windermere mailing address are outside town limits and are taxed as unincorporated Orange County, like Dr. Phillips. Look up the exact parcel on the Orange County Property Appraiser site before you budget.

There is also a statewide change to watch. Florida voters decide on November 3, 2026, whether to expand the homestead exemption. According to Ballotpedia, the amendment would raise the non-school exemption from $25,000 to $150,000 in 2027 and $250,000 in 2028, with a phase-in for people who move to Florida after December 31, 2026. It needs 60% of the vote to pass. If you're relocating, run your payment both ways in the mortgage calculator.

What most buyers get wrong about Dr. Phillips and Windermere

The most expensive mistake I see is budgeting on the seller's tax bill. Florida's Save Our Homes cap limits how much a homesteaded property's assessed value can rise each year, so a long-time owner may pay far less than you will. After you buy, the assessment resets to market value the following January. On a $1.5 million home, that reset can add thousands of dollars a year. From the closing side, this is the surprise I've had to explain to relocating buyers more than any other.

The second mistake is assuming a Windermere address means the Town of Windermere. The Windermere name covers far more ground than the town itself. Before you write an offer, confirm the parcel's jurisdiction, read the HOA documents, and ask whether a community development district (CDD) adds an annual assessment, which is common in newer communities.

Should you choose Dr. Phillips or Windermere?

Choose Dr. Phillips if you want convenience: short drives to I-4, the airport, and the parks, Restaurant Row down the street, and more home for your budget in an established gated or golf community.

Choose Windermere if you want the water: lakefront or lake-access living on the Butler Chain, guard-gated privacy, newer construction options, and a quieter small-town setting, and you're comfortable paying a premium for it.

Questions, answered

Is Windermere more expensive than Dr. Phillips?

Yes. Windermere costs a little more than twice as much at the median. Redfin reported a Windermere median sale price of $1,294,144 in August 2026, compared with $559,630 in Dr. Phillips. The premium reflects Butler Chain of Lakes waterfront, guard-gated golf communities like Isleworth and Keene's Pointe, and more new construction. Dr. Phillips gives luxury buyers more house and lot for the same budget.

What does $750,000 buy in Dr. Phillips compared with Windermere?

In Dr. Phillips, $750,000 and up puts you in the top tier of the market: updated pool homes in established gated communities, golf-course homes in Bay Hill, and lakefront homes near Sand Lake Road. In Windermere, $750,000 is closer to the luxury entry point and typically buys a newer home in a gated or amenity community. Butler Chain lakefront and Isleworth estates commonly run into the millions.

Is a Windermere address the same as living in the Town of Windermere?

Not always. The Town of Windermere is a small incorporated town with its own millage rate of 3.7425 mills, according to the Orange Observer (August 2026). Many homes with a Windermere mailing address sit outside town limits in unincorporated Orange County, which changes who provides services and how your tax bill is built. Check the parcel on the Orange County Property Appraiser website before you make an offer.

Which is closer to Orlando's theme parks and the airport, Dr. Phillips or Windermere?

Dr. Phillips is closer. It sits minutes from I-4, Universal Orlando, and International Drive, with a direct route to Orlando International Airport on the Beachline Expressway (SR 528). Windermere is farther west, and the smaller roads around its town center add time to drives to downtown, the airport, and the parks. Buyers who travel often for work usually feel that difference.

How could Florida's 2026 homestead amendment affect buyers relocating to Dr. Phillips or Windermere?

Florida voters decide on November 3, 2026, whether to expand the homestead exemption. According to Ballotpedia, the non-school exemption would rise from $25,000 to $150,000 in 2027 and $250,000 in 2028, with a phase-in for people who move to Florida after December 31, 2026. It needs 60% approval. Relocating buyers should estimate taxes both ways before setting a budget.
