TL;DR

  • Guard-gated vs. gated: guard-gated means staffed entry, often 24 hours; gated may just mean an electronic gate. Staffing is a big reason guard-gated HOA dues run higher.
  • Where they are: the highest-priced gated communities sit on or near the Butler Chain in Windermere, including Isleworth and Keene's Pointe, with more options in Winter Garden, Montverde, Lake Nona, Longwood, and Davenport.
  • What they cost: Redfin medians for the three months ending September 2026 ranged from $537,000 at Stoneybrook West to $1.8 million at Keene's Pointe.
  • Before you sign: get the HOA disclosure summary Florida law requires, review the budget and reserves for the gate and private roads, read the estoppel certificate, and ask whether golf club fees are separate.

"Gated" covers a lot of ground in Orlando. A 24-hour guard house at Isleworth and an unstaffed electronic gate at a newer subdivision both get the same label in a listing, and they come with very different HOA budgets, rules, and daily routines.

This guide covers gated communities across the Orlando area, sorted by part of town, with what each one is known for and what to check before you buy. For a broader look at neighborhoods, gated or not, see my guide to the communities of Orlando.

What is the difference between guard-gated and gated?

A guard-gated community has staffed entry, often around the clock, where visitors check in with a person. A gated community may simply have an electronic gate opened by a code, remote, or app. Guard-gated communities usually carry higher HOA dues because staffing is one of the largest line items in the budget. Both kinds typically maintain their own private roads, which is another cost the association carries.

Windermere and Dr. Phillips

  • Isleworth. A 600-acre guard-gated community with about 380 estates on six lakes of the Butler Chain, including Lake Butler and Lake Tibet. Its golf course was designed by Arnold Palmer and Ed Seay and redone by Steve Smyers in 2003, according to Isleworth.
  • Keene's Pointe. A guard-gated community of about 1,100 homes along the Butler Chain, built around the Golden Bear Club, a Jack Nicklaus Signature course that opened in 1999.
  • Sand Lake Sound. A newer gated Meritage Homes community in Dr. Phillips, with dock access to Big Sand Lake, a kayak launch, a pool, and a clubhouse.

West Orange and Lake County

  • Bella Collina. A guard-gated community of nearly 1,900 acres in Montverde, near the southern shore of Lake Apopka, with a golf course designed by Sir Nick Faldo and a Tuscan-style clubhouse. Toll Brothers builds there.
  • Stoneybrook West. A guard-gated Winter Garden community built around the Arthur Hills-designed Stoneybrook West Golf Club.
  • Waterside. A Johns Lake community in Winter Garden with three separately gated sections, a community dock, and a clubhouse. Most homes were built by Standard Pacific and CalAtlantic, now part of Lennar.
  • Waterbrooke. A newer Mattamy Homes community in Clermont with a gated entry, a clubhouse, and lakefront walking trails, according to Mattamy Homes.
  • Arden Park. A gated Ocoee community with an unstaffed entry gate, a pool, walking trails, and a park.

Lake Nona and Seminole County

  • VillageWalk at Lake Nona. A gated community designed around canals and footbridges, with a town center of shared amenities, according to Lake Nona.
  • Alaqua Lakes. A gated Longwood community in Seminole County with the private Legacy Club at Alaqua Lakes, a Tom Fazio course that opened in 1998.

Osceola and Polk counties

  • Providence. A guard-gated golf community in Davenport, built around the Mike Dasher-designed Providence Golf Club, with a clubhouse restaurant, pools, and a fitness center.
  • Reunion Resort. A roughly 2,226-acre resort community in Osceola County with three golf courses designed by Arnold Palmer, Jack Nicklaus, and Tom Watson, and a private water park. It includes gated enclaves such as Bear's Den, and many homes there are used as vacation rentals.

Resort communities like Reunion are built around short-term rentals, which is a very different ownership experience from a primary-residence community. If you plan to live in the home full time, ask how many homes are rented, how rentals are managed, and how that affects amenity use and HOA rules.

How much do homes in Orlando's gated communities cost?

Prices range widely, from the mid $500,000s in some golf communities to well into the millions on the Butler Chain. Redfin publishes three-month medians for a few of these communities:

Median sale price over the three months ending September 2026, from Redfin neighborhood pages. These communities have few sales each quarter, so medians swing widely.
CommunityMedian sale priceChange from a year earlier
Keene's Pointe$1.8 millionUp 20.7%
Bella Collina$1.5 millionDown 26.8%
Stoneybrook West$537,000Down 16.0%

With so few sales, a single estate can move a community's median by hundreds of thousands of dollars in a quarter. Look at recent sales of homes like the one you want, not the median.

What should you check before buying in a gated community?

  • The HOA disclosure summary. Florida law requires the seller to give you an HOA disclosure summary before you sign. If you do not get it, you can cancel within three days of receiving it or before closing, whichever comes first, under Section 720.401, Florida Statutes.
  • The budget and reserves. Ask what the gate, guards, and private roads cost each year, and whether reserves are funded for road resurfacing and gate equipment.
  • The estoppel certificate. Before closing, the association issues an estoppel certificate showing what is owed on the home. From the closing side, this is where unpaid assessments and pending special assessments show up, so read it, do not just file it.
  • Club membership. In golf communities, the club and the HOA are often separate, with separate fees. Ask whether membership is required, optional, or transferable.
  • Rental and guest rules. Ask about lease minimums, guest registration, and how contractors and deliveries get through the gate.

Frequently Asked

Questions, answered

What is the difference between a guard-gated and a gated community?

A guard-gated community has staffed entry, often 24 hours a day, where visitors check in with a person. A gated community may only have an electronic gate opened by code, remote, or app. Guard-gated communities usually have higher HOA dues because staffing is a large part of the budget.

What are the most expensive gated communities in Orlando?

Some of the highest-priced gated communities are on or near the Butler Chain of Lakes in Windermere, including Isleworth and Keene's Pointe. Redfin reported a $1.8 million median sale price for Keene's Pointe over the three months ending September 2026, and Bella Collina in Montverde had a $1.5 million median.

What HOA documents should I get before buying in Florida?

Florida requires the seller to provide an HOA disclosure summary before you sign a contract, under Section 720.401, Florida Statutes. You should also review the association's budget, reserves, rules, and recent minutes, and the estoppel certificate before closing.

Are Orlando golf course communities gated?

Many are. Isleworth, Keene's Pointe, Bella Collina, Stoneybrook West, Alaqua Lakes, and Providence are all gated golf communities. In many of them, the golf club and the HOA are separate, with separate fees and membership rules.
