TL;DR

  • Prices span a wide range. Redfin medians for these 15 communities ran from about $239,000 in Altamonte Springs to about $1.3 million in Windermere in mid-2026, against an Orlando-area single-family median of $436,456 in August 2026.
  • For walkable, historic streets near downtown: Winter Park, College Park, Baldwin Park, Audubon Park, Lake Eola Heights, and Thornton Park, all within about 6 miles of downtown Orlando.
  • For new construction and amenities: Lake Nona, next to the airport and Medical City, and Horizon West, on the west side near Disney.
  • For lakefront and estate lots: Windermere on the Butler Chain of Lakes and Montverde in the rolling hills of Lake County.
  • For established suburbs with more house for the money: Dr. Phillips, Winter Garden, Ocoee, Oviedo, and Altamonte Springs.

Orlando isn't one place. It's many. A lakefront lot in Windermere and a bungalow two blocks from Lake Eola sit 15 miles apart and share almost nothing but a metro name. According to the Orlando Regional REALTOR Association, the median single-family home price across the Orlando area was $436,456 in August 2026. That number hides a spread that runs from under $300,000 for condos to well past $1 million, depending on which community you choose.

This guide compares 15 Orlando-area communities by setting, price, housing mix, and distance to downtown, so you can narrow your list before you ever book a flight. Which Orlando community is right for you?

The right Orlando community depends on three choices: how close you want to be to downtown Orlando, whether you want a historic home or new construction, and how much you want to spend. Historic, walkable neighborhoods such as Winter Park, College Park, and Thornton Park sit within about 6 miles of downtown. Newer master-planned communities such as Horizon West and Lake Nona offer new construction, resort-style amenities, and larger lots farther out. Windermere and Montverde lead on lakefront and estate properties.

If you are still deciding between a few of these, take the 2-minute neighborhood quiz. Five questions about your lifestyle, budget, and priorities return a short list of communities that fit.

Median sale prices are Redfin figures for the month shown and move every month. Smaller neighborhoods have fewer sales, so a single large sale can swing their median. To see what any of these prices means as a monthly payment, plug it into the Orlando mortgage calculator. It includes property tax, homeowners insurance, and HOA or CDD fees, which vary more between these communities than most buyers expect.

The 15 communities, one by one

1. Baldwin Park: Walkable Living on a Former Navy Base

Baldwin Park is a planned neighborhood about 4 miles northeast of downtown Orlando, built on the site of the former Naval Training Center Orlando. Homes, townhomes, and condos sit on a tight street grid that leads to the Village Center's shops and restaurants and to the paths around Lake Baldwin.

What I see with relocation clients is that Baldwin Park appeals to buyers who want a home built since 2000 with the walkability of an older neighborhood. Redfin reported a median sale price of $720,000 in June 2026. Explore the Baldwin Park neighborhood guide.

2. Lake Nona: Master-Planned Around Health and Innovation

Lake Nona is a master-planned community in southeast Orlando, about 18 miles from downtown and minutes from Orlando International Airport. It is anchored by Lake Nona Medical City and the USTA National Campus, with a walkable Town Center and a steady pipeline of new construction.

Many Lake Nona neighborhoods carry a CDD assessment on top of HOA dues, so compare total monthly cost, not just list price. Redfin reported a median sale price of $704,000 in August 2026. Explore the Lake Nona neighborhood guide or see new construction in Lake Nona.

3. College Park: Brick Streets and Lakes Near Downtown

College Park is a historic Orlando neighborhood about 3 miles northwest of downtown, named for its streets, which carry the names of colleges such as Yale and Princeton. Edgewater Drive is the main corridor for restaurants and local shops, and lakes such as Lake Ivanhoe and Lake Adair shape the neighborhood's edges.

Housing runs from 1920s and 1930s bungalows to newer infill homes built on original lots. Redfin reported a median sale price of $648,000 in August 2026.

4. Winter Park: Park Avenue, Rollins College, and the Chain of Lakes

Winter Park is its own city, about 6 miles north of downtown Orlando, known for Park Avenue's shops and restaurants, Rollins College, brick streets, and the Winter Park Chain of Lakes. Central Park sits at the heart of Park Avenue and hosts the Winter Park Sidewalk Art Festival each spring.

Winter Park has some of the highest prices on this list, and lakefront estates sell well into the millions. Redfin reported a median sale price of $864,000 in August 2026. Explore the Winter Park neighborhood guide.

5. Lake Eola Heights: Historic Homes Steps From Downtown

Lake Eola Heights is a historic district just north of Lake Eola Park in downtown Orlando. Its brick streets are lined with homes from the early 1900s, many of them bungalows, and residents can walk to the lake, the Sunday farmers market, and downtown restaurants.

Inventory is limited and turns over slowly, so Lake Eola Heights rewards buyers who are patient and ready to move quickly when the right home lists.

6. Dr. Phillips: Restaurant Row and Lakefront Living

Dr. Phillips is an unincorporated area of southwest Orange County, about 12 miles from downtown Orlando and named for citrus grower Dr. Philip Phillips. Sand Lake Road's Restaurant Row runs through its center, and the area includes the Bay Hill golf community and lakefront homes on Big Sand Lake.

Dr. Phillips puts you close to the theme parks and the Orange County Convention Center without living inside the tourist corridor. Redfin reported a median sale price of $560,000 in August 2026, a figure that includes condos and townhomes. Explore the Dr. Phillips neighborhood guide.

7. Altamonte Springs: Lakes and SunRail in Seminole County

Altamonte Springs is a Seminole County city about 10 miles north of downtown Orlando, with quick access to I-4 and a SunRail commuter station. Uptown Altamonte wraps around Cranes Roost Lake, where a paved loop connects restaurants, apartments, and events.

Altamonte Springs has a large share of condos and townhomes, which pulls its overall median down. Redfin reported a median sale price of $239,000 in July 2026. Single-family homes, especially lakefront, sell for considerably more.

8. Audubon Park: Mid-Century Homes and a Local Market Scene

Audubon Park is a neighborhood about 4 miles northeast of downtown Orlando, next to Baldwin Park. Its Garden District along Corrine Drive includes East End Market and the weekly Audubon Park Community Market, and the streets are lined with 1950s and 1960s ranch homes.

Buyers who like Baldwin Park's location but prefer an older home on a larger lot often land here. Redfin reported a median sale price of $550,000 in June 2026.

9. Thornton Park: Urban Living East of Lake Eola

Thornton Park is a small downtown Orlando neighborhood just east of Lake Eola. Washington Street and Summerlin Avenue hold most of its restaurants and cafés, and the housing is a mix of 1920s bungalows, townhomes, and condo buildings.

Thornton Park suits buyers who want to walk to dinner and downtown events and are comfortable with smaller lots and city noise. Like Lake Eola Heights, it has few sales each month, so pricing is best judged home by home.

10. Oviedo: Small-City Living Near UCF

Oviedo is a Seminole County city about 18 miles northeast of downtown Orlando, next to the University of Central Florida's main campus. Oviedo on the Park, its town center, includes Center Lake Park and an amphitheater, and the Cross Seminole Trail runs through the city.

Oviedo offers more space for the money than the neighborhoods closer to downtown. Redfin reported a median sale price of $485,000 in July 2026.

11. Horizon West: West Orange County's Largest New Construction Area

Horizon West is a master-planned area in unincorporated west Orange County, about 20 miles from downtown Orlando and close to Walt Disney World. It is organized into villages, including Lakeside, Bridgewater, Hickory Nut, Seidel, and Ovation, around a central Town Center, and most homes were built since the mid-2000s or are still under construction.

Many Horizon West communities include CDD assessments, so ask for the full annual amount before you compare homes. Redfin reported a median sale price of $590,000 in August 2026. Explore the Horizon West neighborhood guide or see new construction in Horizon West.

12. Windermere: Lakefront Estates on the Butler Chain

Windermere is a small town about 15 miles west of downtown Orlando, set along the Butler Chain of Lakes. The town itself keeps a quiet downtown, and the wider Windermere area includes gated communities such as Isleworth and Keene's Pointe.

Windermere had the highest median on this list. Redfin reported a median sale price of $1.3 million in August 2026. Explore the Windermere neighborhood guide or compare it with Dr. Phillips in Dr. Phillips vs. Windermere.

13. Montverde: Rolling Hills and Estate Lots in Lake County

Montverde is a small Lake County town on the southwest shore of Lake Apopka, about 27 miles west of downtown Orlando. Its rolling terrain is unusual for Central Florida, and the area includes the gated Bella Collina golf community along with large rural lots.

Redfin reported a median sale price of $905,000 for the 34756 ZIP code in August 2026, a figure pushed up by Bella Collina's estate homes. Explore the Montverde neighborhood guide.

14. Ocoee: A Former Citrus Town With Highway Access

Ocoee is a west Orange County city about 12 miles from downtown Orlando that began as a citrus town. Starke Lake sits beside its downtown, which the city has been redeveloping, and Florida's Turnpike, SR 408, and SR 429 all run nearby.

Ocoee offers some of the more accessible pricing in west Orange County while keeping a short drive to Winter Garden and Windermere. Redfin reported a median sale price of $437,000 in August 2026. Explore the Ocoee neighborhood guide.

15. Winter Garden: Historic Downtown Meets New Construction

Winter Garden is a west Orange County city about 15 miles from downtown Orlando, built around historic Plant Street, the West Orange Trail, and a Saturday farmers market. Its edges overlap Horizon West, so buyers can choose between historic homes near downtown and new construction a few minutes away.

Redfin reported a median sale price of $599,000 in August 2026. Explore the Winter Garden neighborhood guide or read about Plant Street Market.

What do relocation buyers get wrong when choosing an Orlando community?

The most common mistake is comparing communities by list price alone. In Florida, two homes with the same price can carry very different monthly costs, and the difference usually shows up on the property tax bill.

When I ran closings, these were the three line items that surprised out-of-state buyers most:

  • The tax reset. Florida's Save Our Homes cap limits how fast a homesteaded property's assessed value can rise. When a home sells, that cap does not transfer to you, and the assessment resets to market value. The seller's tax bill is not your tax bill.
  • CDD assessments. Many newer master-planned communities, including much of Horizon West and Lake Nona, are in a Community Development District. The CDD assessment appears on the property tax bill, separate from HOA dues.
  • Homestead timing. If the home will be your primary residence, you must file for the homestead exemption with the county property appraiser by March 1 of the year after you buy.

Before you fall for a house, run the real numbers through the mortgage calculator with the community's tax rate and HOA or CDD fees included.

How to narrow your list from out of state

Pick the community first, then the house. Start by deciding how far from downtown Orlando you are willing to drive at rush hour, then whether you want a historic home or new construction. Those two answers usually cut this list of 15 down to three or four. From there, explore the Orlando neighborhood guides, the new construction guide, and the relocation resources.

Which Orlando communities have the most new construction?

Horizon West and Lake Nona have the most new construction in the Orlando area, with multiple builders active in master-planned villages and neighborhoods. A CDD, or Community Development District, is a special taxing district that pays for roads, utilities, and amenities in many newer Florida communities. The CDD assessment appears on your annual property tax bill, separate from HOA dues, and often includes repayment of bonds that run for many years. Ask for the exact annual CDD amount before you make an offer.
