TL;DR
- Celebration is a master-planned community the Walt Disney Company developed in the 1990s, next to Walt Disney World in unincorporated Osceola County, about 20 miles southwest of Downtown Orlando.
- The median sale price in Celebration was $557,131 in August 2026, down 3.9% year over year, according to Redfin.
- In early October 2026, Redfin showed ten Celebration listings above $1 million, priced from about $1.19 million to $4.5 million.
- Daily life centers on a walkable downtown along Lake Rianhard, paved trails, and Celebration Golf Club, which offers public tee times.
- Homeowners belong to the Celebration Residential Owners Association and pay assessments. Ask for every association budget before you write an offer.
Celebration was planned down to the porch. The Walt Disney Company designed this Osceola County community around a walkable downtown, front porches, and rear-loaded garages, and that plan still shapes daily life and resale value today.
For a relocation buyer with a budget of $1 million or more, the real questions are which part of Celebration fits how you live, what the association structure costs, and how the price compares with Lake Nona, Windermere, or Winter Park.
I'm Nicole Mickle, a Central Florida relocation and new construction specialist. I grew up here and spent 23 years running a closing company, so this guide covers the parts most neighborhood guides skip.

Where is Celebration, Florida?
Celebration sits in unincorporated Osceola County, about 20 miles southwest of Downtown Orlando and directly next to Walt Disney World. It is not a city. There is no mayor or city council; community standards are handled through owners associations, and services such as property taxes and law enforcement run through Osceola County.
US 192, Interstate 4, and State Road 417 all border the community, which puts Disney Springs, the theme parks, and the toll road network within a short drive. For maps, current listings, and community details, see the Celebration neighborhood page.
How much does a home in Celebration cost in 2026?
The median sale price in Celebration was $557,131 in August 2026, down 3.9% from a year earlier, according to Redfin. That median blends condos, townhomes, and single-family homes. The luxury tier is much smaller: in early October 2026, Redfin showed ten active listings above $1 million, ranging from about $1.19 million to $4.5 million.
At the top of that range, you are typically looking at larger single-family homes on lakes, preserves, or golf course frontage, along with homes within walking distance of downtown. Inventory at this level is thin, so the right home may not be listed the week you visit. I watch this tier closely and can show you what has actually sold, not just what is asking.
Before you tour, run your numbers. The mortgage calculator shows how price, down payment, and rate change your monthly payment at $1 million, $1.5 million, or $2 million.

What do most buyers miss when buying in Celebration?
The biggest thing relocation buyers miss is that Celebration's look is enforced, not accidental. Homeowners are automatically members of the Celebration Residential Owners Association (CROA), a Florida community association that collects assessments and operates under its recorded governing documents and Chapter 720 of the Florida Statutes. Some neighborhoods also have their own sub-association with a separate fee.
That structure protects the streetscape that supports resale value here. It also means exterior changes, from paint colors to pools to additions, go through architectural review. If you plan to renovate after closing, ask about the review process before you write the offer, not after.
When I ran a closing company, the association estoppel certificate was one of the documents we read line by line. It shows what is owed, what is coming due, and whether any special assessments are pending. In Celebration, ask for the CROA budget, any sub-association budget, and the estoppel early in your contract period.
One more: do not budget off the seller's tax bill. In Florida, a home's assessed value resets after a sale, so your first full bill can be noticeably higher than theirs. I explain how that works in why property taxes go up in year two.
A short history of Celebration
The Walt Disney Company acquired the land that became Celebration in the 1960s as part of its original Central Florida purchase for Walt Disney World. Planners later set this tract aside for a residential town and announced Celebration in 1991.
Celebration was designed on New Urbanist principles: front porches close to the sidewalk, garages and parking at the rear, and a walkable downtown on Lake Rianhard. The first homes were assigned by public lottery, and the first residents moved in on June 18, 1996. Disney sold the downtown core to a private investment firm in 2004, and today the community is run by its residents and owners associations, not by Disney.
What is there to do in Celebration?
Downtown Celebration is the center of daily life. Market Street and Front Street hold shops, restaurants with sidewalk seating, and a lakeside promenade, and the town center hosts a weekly Sunday farmers market. For a data-driven look at how walkable downtown actually is, see Orlando's most walkable communities, by the numbers.

Is Celebration the right fit, or should you compare other communities?
Celebration fits buyers who want an established community with a walkable downtown, mature trees, and architectural standards that are already proven, rather than a community still under construction. If you want a new build from a builder, a newer community may fit better. Compare options in Horizon West vs Lake Nona and the best master-planned communities in Florida, or start with the Relocating to Orlando guide.
