Executive Relocation to Orlando in 3 Weeks or Less

How executives relocate to Orlando on a three- to four-week timeline: choosing neighborhoods by employer location, making a short visit count, using your relocation package, and closing remotely.

TL;DR

  • Start with the commute. Orlando is spread out, so pick neighborhoods around your employer's location before you look at houses.
  • Do the homework before the trip. Pre-approval, a short list of three to five areas, and video tours make a one- or two-day visit productive.
  • Know your relocation package. Buyout programs, lump sums, and temporary housing all change how and when you can buy.
  • You can close remotely. Florida has allowed remote online notarization since 2020, so you do not need to be here to sign.
  • Plan for Florida specifics. Get insurance quotes early, read the HOA documents, and know the homestead deadline.

Relocating to Orlando as an executive is not a typical move. Your company may give you three or four weeks to find a home, coordinate a household move, and start a new role, often from another state or country.

I have helped executives from Disney, Lockheed Martin, and technology and healthcare companies make that move on compressed timelines. Before I became a realtor, I spent 23 years running a closing company that coordinated closings nationwide, so I know how much of a fast relocation depends on what happens after the offer is accepted. Here is the process I use.

How fast can an executive buy a home in Orlando?

With preparation, three to four weeks from accepted offer to closing is realistic for a financed resale purchase, and I have closed in as little as 18 days. The keys are a full pre-approval before you tour, a short inspection period, a lender and title company who know relocation timelines, and a seller who can match your date. New construction can be faster if the home is already built, and much slower if it is not.

Which Orlando neighborhoods fit your employer's location?

Orlando is a spread-out metro, and the right neighborhood usually starts with where you will work. These are the major employer hubs I plan tours around, and the areas closest to each.

Major employer hubs and nearby areas to tour. Employer locations from company and economic development sources, checked October 2026. Test your actual commute at rush hour.

Two notes. Disney canceled its planned Lake Nona campus in 2023, so Disney roles remain centered around Lake Buena Vista. And Siemens Energy has announced it is moving its U.S. headquarters from the Research Park near UCF to Lake Nona, slated for 2027. What happens before you visit?

When you can only spare a day or two, the work happens before you land. Before you arrive, I provide:

  • A market overview of three to five target areas, built around your commute and priorities
  • Video tours of the homes worth seeing, so we only spend your visit on real contenders
  • Recorded drives of the commute routes at the times you would actually drive them
  • Current inventory and recent sales for your price range
  • An introduction to a lender who can issue a full pre-approval before you tour

If schools are part of your decision, the right source is the district itself. I will point you to each district's school locator so you can confirm assignments for any address you are considering.

What does a one- or two-day house-hunting trip look like?

  • Back-to-back showings of pre-screened homes only
  • Drive time between areas, so you feel the distances yourself
  • A meal in each target area, to see it at a normal hour
  • Time for second showings of favorites before you fly home

How do you win an offer on a tight timeline?

With a fixed start date, you usually do not have time for several rounds of negotiation. I position offers to be clean and competitive: a strong pre-approval, a realistic inspection period, a closing date the seller can work with, and clear terms if your relocation company is involved. I also talk with the listing agent before we write, so we know what matters to that seller.

How does a remote closing work in Florida?

Once you are under contract, you are often back home wrapping up your current role. I coordinate the rest: inspections, repair bids, the lender, the title company, the final walk-through, and utilities and movers. You get video updates at each step.

Florida has allowed remote online notarization since January 1, 2020, under Part II of Chapter 117, Florida Statutes, so you can sign closing documents online if your lender and title company support it. From the closing side, the most important step is to confirm wire instructions by calling your title company at a number you already know. Never send funds based on an email alone.

How do you get the most from a corporate relocation package?

Relocation packages vary widely. These are the pieces I ask about first:

  • Home sale programs. A guaranteed buyout or home sale assistance can change when you are able to buy, and some programs have rules about how the sale must be handled.
  • Lump sum versus managed benefits. A lump sum gives you flexibility, but it may be taxable. Ask your CPA how it is treated and whether your employer grosses it up.
  • Temporary housing. If it is included, it can buy you time to find the right home instead of the first available one.
  • Closing cost coverage. Know exactly which buyer closing costs your employer will pay, so we can structure the offer around them.

What Florida details catch executives off guard?

  • Insurance. Get homeowners and flood quotes during your inspection period. Roof age and wind mitigation features can change your premium significantly.
  • Association documents. Many Orlando communities have an HOA, and some have a CDD on the tax bill. Read the budget, rules, and estoppel certificate before closing.
  • Homestead. If the home is your primary residence as of January 1, file for the Florida homestead exemption with the county property appraiser by March 1. My guide to property taxes on new construction explains how the first and second tax bills differ.
  • True monthly cost. Taxes, insurance, and association fees add up at this price point. See the real monthly cost of a $1M home in Orlando.

Fast-track examples

  • Disney executive. Initial call on Monday, video tours Tuesday and Wednesday, flew in Thursday and toured eight homes, offer accepted Saturday, and closed 18 days later.
  • Lockheed Martin vice president. Relocating from Atlanta and new to Orlando. Extensive virtual preparation and one three-day visit, under contract within 21 days, and closed remotely.
  • Technology founder. Relocating from Minnesota, toured Lake Nona and nearby areas, and closed on a primary residence within three weeks.

Frequently Asked

Questions, answered

Which Orlando neighborhoods are best for corporate executives?

It depends on where you will work. Executives at Disney, Universal, or Lockheed Martin's Sand Lake Road campus often look at Dr. Phillips, Windermere, Bay Hill, and Celebration. Lake Nona fits Lake Nona Medical City and the airport. Winter Park, College Park, and Baldwin Park are close to the downtown hospitals, and Heathrow and Lake Mary sit near the Lake Mary corporate corridor.

How quickly can I close on a home with a tight relocation timeline?

With a full pre-approval, a short inspection period, and an experienced lender and title company, three to four weeks from accepted offer to closing is realistic for a financed resale home. Faster closings are possible when the seller, lender, and title company can all meet the date.

Can I buy a home in Orlando without visiting?

Yes. Many relocating buyers rely on video tours and recorded commute drives, and Florida has allowed remote online notarization since 2020, so closing documents can be signed online when your lender and title company support it. Most buyers still prefer at least one short visit before making an offer.

Is a relocation lump sum taxable?

Often, yes. Relocation lump sums are frequently treated as taxable income, and some employers gross them up to cover the tax. Ask your employer how your package is structured and review it with your CPA.
