TL;DR

  • Central Florida has 55+ communities at very different scales, from The Villages, a golf-cart city north of Orlando, to gated Del Webb neighborhoods inside Horizon West, Sunbridge, and Minneola.
  • Location is the first decision. Communities near Orlando keep you close to the airport and city amenities. Communities farther north or west trade that for more land and lower prices.
  • New construction is plentiful. Del Webb Sunbridge in St. Cloud, for example, listed homes from $322,990 to $645,890 in 2026, with a 27,000-square-foot clubhouse.
  • "55+" has a legal meaning. Under federal and Florida law, at least 80% of occupied homes must have at least one resident 55 or older, and the community must publish age policies.
  • Compare the full monthly cost, including HOA dues, any CDD assessment, and what the dues cover, before you compare floor plans.

Central Florida is one of the most popular places in the country to buy in a 55+ community, and the choices range from small gated neighborhoods inside larger master-planned communities to The Villages, which is effectively its own city. For buyers relocating from out of state, the hard part isn't finding an active adult community. It's figuring out which one fits how you want to spend your days.

I'm Nicole Mickle, a Central Florida relocation and new construction specialist. I've worked in real estate since 1996, including 23 years running a title and closing company, and I work directly with builders across the Orlando area. This guide compares the best-known 55+ communities around Orlando, explains how age-restricted communities work in Florida, and covers what to check before you buy.

Del Webb communities near Orlando

Del Webb, a brand of PulteGroup, builds several gated 55+ communities around Orlando, each with its own clubhouse, pool, fitness center, courts, and a lifestyle director who runs clubs and events. Homes are mostly single-story, with single-family and villa options.

  • Del Webb Sunbridge (St. Cloud): Inside the Sunbridge master plan near Lake Nona. Del Webb lists homes from $322,990 to $645,890 and about 1,579 to 3,449 square feet, with a 27,000-square-foot clubhouse, an on-site restaurant, pickleball and tennis, and natural gas service.

The Villages: a 55+ city north of Orlando

The Villages, about an hour northwest of Orlando, is the largest 55+ community in Florida and runs on golf carts. It had more than 50 golf courses as of 2022, most of them nine-hole executive courses, and calls itself the largest golf cart community in the world, according to New England Golf. Town squares host entertainment most nights, and residents can reach shopping, dining, and recreation by golf cart. It suits buyers who want a very social, all-in lifestyle and don't need to be close to Orlando.

Solivita and Trilogy Orlando: resort-style 55+ communities

Solivita, near Kissimmee in the Poinciana area, is a large gated 55+ community with golf, multiple pools, and an extensive club calendar. Trilogy Orlando in Groveland, built by Shea Homes, is a resort-style 55+ community built around a central club with dining and fitness. Both put you within about 45 minutes of Orlando's attractions and airport, depending on traffic.

Clermont and Lake County 55+ communities

Clermont, west of Orlando, has several gated 55+ communities set among the area's hills and lakes, including Esplanade at Highland Ranch by Taylor Morrison and Heritage Hills. These neighborhoods offer clubhouses, pools, and fitness centers at a smaller scale than The Villages, with quick access to Clermont's lakes, trails, and the Florida Turnpike. Learn more on our Clermont and Minneola community pages.

On Top of the World in Ocala

On Top of the World, in Ocala about 90 minutes northwest of Orlando, is a long-established 55+ community with golf and a full activity calendar. Ocala's horse country setting and lower prices than the Orlando metro make it a common choice for buyers who want space and value over proximity to the city.

What does "55+ community" mean legally in Florida?

A 55+ community is a housing community that qualifies for the federal Housing for Older Persons Act exemption, which allows it to restrict residency by age. According to the Florida Commission on Human Relations, at least 80% of occupied units must have at least one resident 55 or older, the community must publish and follow policies showing it intends to serve that age group, and it must verify residents' ages under HUD rules.

Each community sets its own rules within that framework, including minimum ages for other residents, guest stays, and if and when you can rent your home. Ask for the age and rental policies in writing before you sign.

What should you check before buying in a 55+ community?

The most important thing to check is the full monthly cost. HOA dues in 55+ communities often cover more than in typical neighborhoods, such as lawn care, internet, or a lifestyle director, so compare what's included, not just the amount. Then add any community development district (CDD) assessment, which appears on your property tax bill.

Also check:

  • Rental and guest rules, including how long visitors can stay.
  • Amenity timelines in new communities, since clubhouses sometimes open after the first homes close.
  • Drive times to the airport and the places you'll visit most.
  • Resale activity, including how many homes sold in the last year and how long they took.

Run your total payment in the mortgage calculator, and read why property taxes rise in year two on new construction and closing costs on new construction.

What do buyers get wrong about 55+ communities?

The most common mistake I see is choosing on amenities alone. A huge clubhouse matters less than the drive to the places you'll go every week, and a community an hour from the airport feels very different if you travel often.

The second mistake is comparing HOA dues without comparing what they cover, or missing a CDD entirely. The third is assuming every 55+ community is the same type of home. Some are mostly villas with shared walls, others are single-family homes on larger lots, and a few include golf course or lakefront homes at higher price points.

Not sure which community fits you? Take the neighborhood quiz

Central Florida has dozens of communities, age-restricted and not, that could fit your move. Take the Central Florida neighborhood quiz to see which ones match your lifestyle, budget, and priorities, and I'll follow up with homes that fit.
