SOLD in Windermere: How the Right Buyers Found This Home at the Last Minute

A last-minute showing, a family who couldn't leave, and a Windermere home that was ready for its moment. I'm sharing the story behind this sale — and what it teaches sellers about preparation.

Every sale has a story, and this one is a favorite. After many showings — each one prepared perfectly by my sellers — the right buyers arrived in the most unexpected way: they stopped by at the last minute, "just to take a quick look." I ended up showing the home with the furry family members by my side.

What was supposed to be a brief visit turned into much more. The buyers didn't want to leave. As they walked through, they kept pointing out everything they loved — the open floor plan, the seamless indoor-outdoor living, the thoughtful custom details throughout.

And the best part: every member of the family walked in and immediately felt at home.

Sometimes the perfect buyer isn't the first one through the door. It's the one who simply can't imagine leaving.

What this Sale Teaches Sellers

I share these stories because there's always something useful inside them. Three things made this sale happen, and none of them were luck:

1. The home was showing-ready every single time. My sellers treated every showing — scheduled or last-minute — like it was the one. In a market like Windermere's, where buyers are often relocating on tight timelines and touring on short notice, the showing you almost said no to can be the showing that sells the house. Preparation isn't a one-time event before photos; it's a posture you hold until the contract is signed.

2. Flexibility closed the gap. A "quick look" request at the end of the day is easy to decline. We didn't. Buyers who ask for last-minute showings are often the most motivated people in the market — they're acting on urgency, not browsing. Saying yes when it's inconvenient is one of the most underrated seller advantages there is.

3. The home was allowed to tell its own story. The open floor plan and the indoor-outdoor flow weren't things I had to sell — the buyers discovered them and narrated the tour themselves. That's what good preparation buys you: a home that does the talking while the agent gets out of the way. (Dogs underfoot and all.)
